The Space:

This retreat looks directly onto the water, with open views from the bedrooms, outdoor sitting areas, and living spaces, creating a calm atmosphere throughout the day. The house sits among olive groves near the village of Spatharei, around 6 km away along a well maintained road that winds through the hills above the sea. Days here move slowly, shaped by the sound of birds, the scent of wild herbs, and uninterrupted views across the water. In Spatharei you will find traditional tavernas and local cafés, while the nearby villages of Pagondas and Pyrgos, both within around 10 km, offer a well stocked supermarket, pharmacy, bakery, and everyday essentials.



The closest beach lies directly below the property, a quiet pebble beach reached by a private path from the house, ideal for swimming, reading by the water, or spending the entire day by the sea. Balos Beach, around 18 km away, is known for its long stretch of pebbles and calm water, while Psili Ammos Beach, approximately 20 km away, offers shallow turquoise water and a relaxed atmosphere beside the sea. Limnionas Beach, around 24 km from the property, combines pebbles and sand with open sea views and clear swimming conditions.



The surrounding area is ideal for exploring the island’s natural landscape. Walking routes pass through olive groves and mountain scenery around Spatharei and Pagondas, while the forests and slopes of Mount Kerkis, approximately 35 km away, offer hiking routes, traditional villages, and panoramic views across the Aegean. Potami Waterfalls, around 45 km away, provide shaded walking trails and freshwater pools surrounded by dense greenery.



Southern Samos is also closely connected to local food and traditional island life.
