Villa California is a property located near Morciano di Romagna, a small town in the province of Rimini, a centre of markets and fairs, not far from Cattolica (10 km). The property is located in a small portion of the territory adjacent to the first hills of the Apennines between Tuscany and Emilia Romagna. A short distance from the borders with the Marche (province of Pesaro-Urbino) and with San Marino. The location makes the villa the ideal place for those who want to enjoy nature and silence. Outside, the view is magnificent: from the garden and the panoramic swimming pool you can fully enjoy the picturesque scenery that guarantees guests great relaxation. The large living room, featuring a spacious loft and an elegant fireplace, is illuminated by the French windows that allow you to admire the panorama from inside the villa as well. This enchanting view can also be observed from the dining room, with large windows on three sides around a large table, giving one the illusion of dining surrounded by nature. The extremely modern and well-equipped kitchen is equipped with a built-in barbecue. Finally, an element not to be overlooked is the master bedroom featuring a delightful romantic four-poster bed, a spacious walk-in closet and a comfortable ensuite bathroom.

Interior:
From the entrance to the property you are directly in the large living from, from which you can comfortably access both the kitchen and the dining room. Just past the entrance is a staircase down to the garage, where the laundry is also located. To the right of the entrance is the sleeping area consisting of two double bedrooms (one with dividable beds) that shares a bathroom with shower and a double bedroom with en-suite bathroom with shower and hydromassage tub.

Park:
The property is located within a fenced park of about 480 sq m, planted with lawn and bordered by hedges, past which is green countryside with cultivated fields. The park stretches over hilly terrain with the swimming pool area on the same level as the villa. Directly outside the living room is a portico, with mobile barbecue and table, where you can organize outdoor meals. In the property, equipped with an automatic entrance gate, is a 2-car parking area.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located on one side of the property, reachable along a short path of about 10 m. Measuring 11,5 x 5,5 m with the depth ranging from 1,40 to 2 m, the pool is lined in light-coloured PVC and has chlorine purification, internal lighting and Roman steps for access to the water. The pool area, in paving and lawn, is equipped with sunbeds and a large umbrella. The pool is available from the last Saturday in April to the first Saturday in October.

Pets: Yes. € 50,00 per animal per week to be paid on site.
