Living Spaces:
The property consists of a main house with 4 bedrooms and a guest house with 3 bedrooms. The guest house is a cozy, small summer house with a very basic kitchen, but it boasts a top-modern bathroom. While we love it, some guests may have different expectations. The best part? Both houses are entirely private for your enjoyment!
Main House Living Room:
• Cinema-style living room with 4K projector & Hi-Fi surround sound
• PlayStation 4 & 5
• Cozy up with books or board games
• The guest house has its own 60” TV with Chromecast
Outdoor Spaces:
• Big private pool with an outdoor shower
• Outdoor kitchen with a sink and big BBQ and a second kitchen by the guest house
• Dining areas: Large table for 12 people and smaller seating by the guest house
• Lounge areas: 2 sofas and 2 small tables
Kitchen Gear (for food lovers):
• Hand-blender, blender, citrus juicer, waffle maker, raclette grill, toaster, drink shakers, and soda streamers in both houses
• Coffee lovers: 2 Nespresso machines, French press, 3 moka pots
• Filtered water straight from the fridge
• Wine decanters and more
The Studio (aka the Garage):
• Equipped with 8 yoga mats, weights, blocks & booty bands
• Ping pong table (use indoors or outdoors)
Important notes:
• The bathtub upstairs is only a bathtub, not a jacuzzi
• The AC is not included and is not stated in the add. Adding this can of course be discussed.
• The ice machine in the fridge has never worked and is unfortunately not something that can be fixed, we tried everything
• The annex is not as modern as the main house, but we are constantly working on modernizing it. New windows and new bathrooms are some of the improvements.
Getting Around:
Car recommended, but Uber is cheap here!
• 30-45 minutes from the airport by car (Uber/Bolt ~€20-40)
• 25-30 minutes to Lisbon by car (Uber ~€15-25)
7 minutes to the best beach, Fonte da Telha (Uber ~€2.50 or bus)
Explore Costa Caparica’s beaches, known for their long stretches of sand and relaxed vibe
•Paddle and tennis courts: 2-minute walk
•Aroeira Golf: 8 minutes away
Local Shops & Markets:
•Centro Comercial da Verdizela (2 mins walk) takes you to a butcher, convenience store, wine shop – perfect for BBQ nights and local spots like Restaurante Aroeira for delicious traditional Portuguese dishes, and Tasca do Xico for amazing seafood in a cozy setting.
•LIDL and ALDI (5 mins away); Pingo Doce (13 mins away) – Pro tip: their in-house brand (especially wines and Burrata) is fantastic
•Aldeia Mercado (8 mins) for higher-end finds
•Bosque da Verdizela: A charming local bio-farmers shop (6 mins away)
Restaurants:
•Fonte da Telha: Try Irmao, our favorite local seafood spot, just 14 minutes away. Also, O Pescador and Restaurante O Barbas are great for a casual meal with a view.
Day Trips & Nature:
Setúbal & Serra da Arrábida (30 mins away): Beautiful beaches and hiking trails
Ribeiro do Cavalo beach (steep hike, but totally worth it)
If you prefer an easier adventure, Portinho da Arrábida offers fresh local fish and stunningv views

The property features a large private garden with a beautiful pool, and it’s ideally located just a short distance from the stunning beaches of Fonte da Telha and the peaceful surroundings of Verdizela. You’ll also find nearby golf courses, tennis courts, and plenty of opportunities for outdoor activities. It’s the perfect place for a large family or a group of friends to gather and create lasting memories.
