Our newly renovated house is located in a quiet residential area with high recreational value. In the immediate vicinity there are several lakes, hiking areas and cultural highlights.
In winter, there are some ski areas after 30-45 minutes drive, for example, Sudelfeld / Wendelsteingebiet, Spitzingsee, Kampenwand or shortly after Kufstein the ski world "Wilder Kaiser".
Sightseeing or an extensive shopping tour are available after about 50 minutes by car in Munich, Salzburg or Innsbruck.

Awesome stay in Stephanskirchen

The property was in an awesome location to visit Salzburg, Munich and Bavaria. The hosts lived next door and were very attentive and responsive. Would absolutely recommend!

Awesome location in the foothill of the Alps

The property is located in Stephanskirchen, which is just far enough outside Rosenheim to be very quiet and relaxing, yet close to everything you want and need. The house has everything you need. The kitchen has plenty of dishes and flatware, a sizeable fridge and, most important for a vacation rental, extremely comfortable mattresses. The hosts are extremely nice people living next door and help with anything you may need. The rabbits in the yard and the neighbor's cat will stroll up and say Hi. We specially enjoyed the daily adventures of Charlie the rabbit :D You have a Supermarket (REWE) close by, a Drogerie Markt, a pharmacy, a butcher (with lunch option), a Café and bakery, a pharmacy, a Biergarten (Antretter), two Italian restaurants and a Doner Kebab (Habibi) all in a few minutes walk. For the initial shopping and stocking up we preferred to go to Kaufland for the better prices. It is just about 10 minutes away by car. A lot off places have English speaking staff, so just go and ask for help. The Simsee is closeby and there are an assortment of Biergarten, swim areas and restaurants around the lake to explore. The Chiemsee is also near and so is almost everything on this side of the Bavarian Alps. I recommend a train ride to Salzburg or Munich if you like to explore these places without the stress of using a car. Do not miss the Königssee, Berchtesgaden, the Predigtstuhl cable car in Bad Reichenhall and, of course, Rosenheim's Altstadt. Enjoy your stay!

Schönes Haus mit allem was man braucht

Wir (2 Erwachsene, eine Pubertierende) haben unseren Aufenthalt sehr genossen. Anke und Tom waren tolle Gastgeber und haben uns viele tolle Tipps für Aktivitäten in der Umgebung gegeben. Bei Fragen waren sie gut ansprechbar. Die Wohnung ist wie beschrieben mit viel Platz und hat alles was man braucht (und noch mehr). Sehr bequeme Betten und vom Balkon kann man sogar die Berge etwas sehen. Das Wohnzimmer ist schön hell und hat uns gut gefallen. Der Kamin ist im Winter bestimmt toll. Wer ein offenes Gartenkonzept mag, fühlt sich hier pudelwohl. Wer im Garten einen Rückzugsort sucht, wird hier vielleicht nicht fündig, da mehrere Nachbargärten unmittelbar an den Garten grenzen. In der fußläufigen Umgebung findet man alles was man braucht (Bäcker, Getränke, Apotheke, Arzt), da man direkt in einer Wohnsiedlung ist. Mit dem Auto ist man in 5-10 Min in Rosenheim oder am Simssee (schön zum Baden im Sommer) und in 20-30 Minuten in den Bergen.

Langes Wochenende

Alles war wie in der Beschreibung, sehr sauber und gepflegt. Super war, dass Bettwäsche und Handtücher gestellt wurden. Sehr ruhige Lage, aber mit vielen Ausflugsziele in der Nähe, die schnell erreichbar sind. Auch mit dem Rad ist man in ca 15 Minuten am Simssee.

Licht und Schatten

Da ich nun schon zum 2. Mal aufgefordert werde, eine Bewertung zu schreiben hätte ich ein paar Hinweise an den Vermieter. Das muss nicht unbedingt auf die Website, sind aber sicher wichtige Infos: Positives: sehr ruhige Lage, angenehme Nachbarn, Bäcker um die Ecke, viel Platz, immer freier Parkplatz Was uns gestört hat: der starke beißende Farbgeruch in der Wohnung, der uns ständig begleitet hat. Selbst längeres Lüften, Kamin aufheizen, wieder lüften hat nichts geholfen. In jedem Raum riecht es etwas anders. Anscheinend wurde Spezialfarbe für irgendetwas (Schimmel-, Nikotin- o.ä.) verwendet die ausgast. Die Wohnung war bei Bezug noch ausgekühlt. Im Bad hatten wir am 1. Tag 16 Grad, am 2. Tag 17 Grad und haben am Abreisetag die 20 Grad erreicht (Fußbodenheizung). Wir sind echt froh, dass die Woche vorbei ist. Vom Erlebniswert ist die Gegend Spitze, eben bis auf die Gerüche und die unterkühlte Wohnung.

Schöne Wohnung, schöne Umgebung

Die Wohnung ist schön aufgeteilt mit drei Schlafzimmern oben und dem Wohn-Essbereich plus Küche unten. Die Besitzer/Vermieter wohnen nebenan und sind nett und hilfreich, falls man Hilfe benötigt. Der Garten ist mit ihnen geteilt aber man hat seine Privatspähre. Zu Fuß erreichbar ist ein Bäcker/Café, Getränkeladen, Teeladen und ein kleiner Supermarkt. Empfehlenswert bei Sonne und Regen (ich spreche aus Erfahrung).
