The Space:

You step onto a quiet patio for two, feeling the gentle Florida breeze while the scent of nearby pine trees drifts in. Inside, the living area opens up with plenty of space for the whole family to unwind after a day of exploring Lutz. Sunlight streams through the first‑floor windows, highlighting the simple, comfortable design that invites you to settle in and make yourself at home.



Sleeping arrangements

Four queen bedrooms each enjoy a private full bathroom, offering a restful retreat for every guest. The queen beds provide ample space, and the layout ensures privacy while keeping the home feeling spacious and cozy.



Living & outdoor spaces

The large living room comfortably seats the entire group, perfect for movie nights or board games. A small patio off the living area features outdoor seating for two, ideal for morning coffee or an evening glass of wine. Community amenities include a clubhouse lounge, a sparkling pool, a basketball court, and a walking/biking trail that winds through the neighborhood. A grill area is available for casual cookouts.



Kitchen & dining

A full kitchen is stocked with everything needed to prepare simple meals, from a stovetop to a microwave and essential cookware. A breakfast nook invites casual mornings, while a separate dining area provides a place to gather around a table for shared meals.



Conveniences

A free washer and dryer are located within the unit, making longer stays hassle‑free. The fitness center and nearby gym keep you active, and the first‑floor location means easy access without stairs.

Guest Access:

During your stay, you will have complete and exclusive access to the entire home and community amenities.



Feel safe & right at home as you enter the gated community with security guard.



You will have 3 spots available for you to park, not assigned, first come first serve - spots are labeled "Visitor". Commercial vehicles, trailers, motorcycles, RVs, and similar vehicles are strictly prohibited anywhere in the community and are not eligible for parking passes. Violations may result in towing or fines per HOA rules.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



Please note that the photos displayed for our units are intended to represent the general amenities and features of the properties. However, furnishings, decor, and appliances may vary from what is shown. The images may not accurately reflect the current state of the unit.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $250 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $250 refundable security deposit or a non-refundable damage waiver of $30 per night (capped at a maximum of $150). This waiver covers accidental damages beyond normal wear and tear.



Please note that the community pool and all other community amenities are managed and maintained exclusively by the community. We do not oversee their operation, cleaning schedule, availability, or maintenance. Access to these amenities is subject to the community’s own cleaning, upkeep, and operational hours, and they may occasionally be unavailable due to maintenance or other factors outside of our responsibility.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
