Summit Manor condos are located in downtown Gatlinburg, walking distance to the National Park entrance and steps from the parkway, convention center and many of Gatlinburg's best restaurants. We are located across the street from Ober Mountain tram station as well. Once you park your car you can walk everywhere.
Very convenient to everything Gatlinburg has to offer. Amazing restaurants and attractions right outside our door.

Our Primary bedroom features a king size bed with a private balcony, while the second bedroom has 2 queen size beds. The Primary bath features a large jetted tub, stand alone tiled shower and a granite double vanity. The second bathroom has a combo tub/shower with separate vanity area. The set up of both bathrooms allows for a guest to bathe while another uses the sink/vanity areas, so multiple people can get ready at the same time,
Our condo offers a spacious, open floor plan throughout the kitchen, dining room and living room. There is a couch, loveseat and recliner chair in the living room. You can see the fireplace throughout the open area when lit. Our unit is an end unit which gives it an extra window for light. A large sliding glass door leads you to a balcony which overlooks the Parkway (yet there is privacy). We have a table and 6 chairs out here. You can have your coffee in the morning or drinks in the evening and enjoy watching Ober Gatlinburg's tram go up the mountain. Beautiful view of the Smokies!
We have a fully stocked kitchen with everything you will need to even make Thanksgiving or Christmas dinner. There are dishes for 6 people. Our dining room table seats 6 plus we have 4 bar stools at the kitchen bar.
We have 3 - 55" Roku, streaming TV's - one in the living room and one in each bedroom.
There is a standard size washer/dryer in the kitchen. I supply the laundry soap/fabric softener and dryer sheets for my guests. I also supply the tablets for the dishwasher.
We have an outdoor pool and spa open that is open from May through September - 7AM to 10PM. Please bring your own pool towels in order to keep the bath towels clean and fresh in the condo.
Through a covered walkway by the pool, there is an elevator that takes you to street level right to Calhoun Village and a lot of our favorite restaurants. This pathway makes it so you don't have to climb up and down the big hill by our building.
Condo is fully heated and cooled.
Our condo is decorated for the Fall season and then beautifully for Christmas including a tree and stockings hang on the fireplace waiting for Santa to fill them. There are Christmas sheets on all 3 beds and also Christmas comforter sets.
Check in time is 4PM and check out time is 10:00 am.
2. Strip USED beds only. (Sheets and pillowcases only) Place in front bathtub.
3. Place all USED towels in front bathtub.
4. Removed ALL FOOD and take to trash (located in front of Building B). (We don't use anything left behind due to health and safety reasons, and don't have time to give it away.)
6. Lock the door when you leave.
PARKING:
Free onsite parking.
These systems are in place for safety: Exterior Ring Audio/Video Security Cameras.
Due to Fire Codes, we DO NOT ALLOW over occupancy as stated on your reservation. We choose to be responsible owners and we abide by City and State Fire Codes: 6 occupants.
We have a non-refundable policy of over occupancy and immediate cancellation of reservation.
NO pets or ESAs, except service dogs, Immediate cancellation of reservation with no refund if pets/animals are discovered, you agree to a minimum $500.00 fine plus all costs of damages/renovations/replacements.
No indoor smoking, but outdoor smoking is allowed. No illegal drug use, including NO marijuana use.
No house parties.
If you need anything during your stay, we will personally come and address any matters, issues and/or concerns.
