It's all about the view at this Gulf front rental on the Emerald Coast! Prepare meals in your full kitchen, put your feet up and breathe in the salty sea air from your private, furnished balcony, or head downstairs and experience all the on-site, resort amenities, including a large, heated pool, fitness room, and an outdoor grilling area.
While the beach is just steps from your rental, you'll find even more opportunities for fun in the sun at places like the Track, where you can hop in a go-kart, play mini-golf, or brave the SkyFlyer, located right across the street. Race down some incredible water slides at Big Kahuna's Water & Adventure Park, less than a mile west. Or head to Henderson Beach State Park, a mile-and-a-half east, where you can hike the nature trail, do a little fishing, or relax on the warm sands.

This unit has a max occupancy, including children. These are rules set by the State of Florida and the State of Florida Fire Codes. The Fire Codes are based on square footage, not the number of beds in a unit. If you arrive with more than the maximum occupancy listed, the HOA will not allow you to check in, and you will not be entitled to a refund.
Guests must complete the online check-in process at least 2 days PRIOR to arrival to receive their welcome
packet. The welcome packet includes your parking passes, wristbands, fitness center code, and gate codes.
All guests ages 5 and older will pay a $15 + tax user fee per guest, per stay. Wristbands are required at the
pool, beach, and fitness areas and help maintain a safe and secure environment for everyone.

● If your welcome packet is not in your unit upon arrival, please contact your rental manager.
● Display your Sterling Sands parking pass on your rearview mirror, or face up on dash, at all times.
● Garage parking is limited to units with authorized spaces, identified with unit numbers on the wall.
Unauthorized vehicles are subject to towing at the owner’s expense.
● All guests with a parking pass can park in the uncovered parking lot.
● There are two elevators located on the East and west sides of the lobby to access your condo.
● Please return wristbands to the front office at checkout or take them home as souvenirs. Please do not
leave them in the unit.
Age & Occupancy Requirements
Renters must be at least 25 years old and present for the duration of the stay.
Maximum occupancy: 3 bedroom - 9 guests; large 2 bedroom - 6 guests; and small 2 bedroom - 4 guests
Carts
● Located in the East parking garage on the east side of the Lobby, near the east elevator.
● Please return luggage and push carts to their designated locations after use.
● To protect walls and prevent accidents, carts are not permitted inside units. Check-In: Register at least 2 days before arrival. Renters must be at least 25 years old and present for the
duration of the stay. The welcome packet should be in your unit; contact your rental company. Display parking
pass and wear wristbands. Carts are located on the East side of the lobby near the elevator. Carts are not
permitted inside the units
*Pool: 9 a.m.–10 p.m. No glass/ceramics or large floats. No throwing objects. Children under 12 need adult
supervision. Wristbands must be worn at all times.
*Fitness Center: 7:30 a.m.–10 p.m. Wipe down equipment after use. Access to the fitness center is through the
pool area.
*Grills: Located beachside; please clean after use. To operate, press down on the knob before turning.
*Beach: Follow flag warnings. No canopies except infant-sized; no personal umbrellas, Mar - Oct. Remove all
items nightly. After 10 p.m., use the east garage gate for access.
*Quiet Enjoyment: Please be considerate of others at all times. Quiet hours are from 10:00 p.m.- 8:00 a.m.
*Smoking: Smoking and vaping in any form is NOT allowed at Sterling Sands - not inside the units, or on unit
balconies, breezeways, pool, or common areas, including the beach.
*The ONLY designated smoking area is the covered patio at the front of the property on Highway 98.
*Balcony & Breezeway: Keep balconies and breezeways clear of items. Do not feed birds from the balcony.
*WiFi: Network information located on the bottom of the modem near the living room TV. Please contact the

*Trash: Use chutes at both ends of each floor.
*Personal Property: Secure vehicles and valuables. Sterling Sands is not responsible for lost or stolen items

Parking notes: There is parking available for a fee and charges will apply for 2 vehicles.
This rental is located on floor 2.
Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit.
