The cost is good, but it’s nasty! We saw 5 cockroaches the first night. People entering their bottom floor rooms through an open window. The next morning we checked out and went to a different hotel for the rest of our stay. The owner only charged us for the one night and was gracious.

The pictures posted of the property on the website were extremely misleading. Not a remote chance we would ever stay at this property. I’m 74 years old, have stayed in hotels across California and University Square Hotel is the worse by far.

Im sure 30 years ago this was a premier hotel to stay at. The lobby was very elegant. The pool and hot tub were empty. The air-conditioning was poor. But the price was excellent. Clean sheets, clean towels great staff

The elevator is broke so you have to use the stairs. The stairs appear to have been smeared with, what I can only assume to be leaking, rotten liquid from trash being hauled out from the residents that live there. I overheard another couple checking in the next day and heard the front desk inform them they had a half hour to change their mind and receive a refund. Had I been given this option I would have jumped at the chance! Our fridge didn't work and the cold stuff we had purchased before learning it didn't work, spoiled. Also, there are bugs! The sheets were clean, and the be was comfy. I'm Originally from Fresno. This used to be a nice area, but it is now overrun with addicts and the homeless. I haven't stayed in a place like this since I was a teenager. I can't believe this place is an option in a booking site.

I liked all of the different channels on the TV. The air conditioner was super; easy adjustment and great cooling. The floors in the latrine looked new. I am sorry to say, but the shower control was old and would not adjust to warm; it was either cold or scalding hot. So I had to take a cold shower. A warm bath could happen if you have the time. I looked out the window to an dry pool with trash in it. Nothing like the pictures. The furniture was old and poorly maintained. The elevator was inoperable and the hallway was dirty and poorly maintained. I would not recommend this hotel to anyone in the current state.

Not a good experience.

When I first got there I tried to pay with a different credit card than the one had made the reservation with. The guy in the front desk said no it needed to be with the same one I had made the reservation with. I showed them all kinds of ID’s so that they know I’m that person that made the reservation they still not allowed me to pay debit they said I needed to pay cash and that I needed to pay 20 dollars more too so I agreed to make my check in fasted because there was like 6 other people behind me waiting to check in and also it was getting late for the venue that was booked at the same hotel. Then on the way to my room which was the last one on the second floor I saw two big roaches. Then when I got to my room the beds looked ok seemed cleaned but when I went to the bathroom there was a big roach on the floor and the toilet had urine all around it. Good thing I had Lysol wipes with me and had to clean it. After I went to the venue I decided to just check out that same evening and go home because I had my 4 year old with me and my mom I could not allow them to stay at that place. I wish I had taken pictures

The bed smelled horrible. The hotel was crawling with homeless people living in their cars. One of them had a pit bull with no lesh. I did not feel safe and had to leave.

Find a DIFFERENT Hotel

It was a hotel in disrepair, in escrow, and I believe the check in crew knew that and passed off most complaints or concerns. Room key did NOT work on multiple occasions. The check in agent told me he would finally after 2 or 3 strikes, show me how to open the door. MY 2 keys did NOT work, his Master Key also did NOT work. He said he would upgrade me to a better room, which was really just a different floor. We got upgraded to the 3rd Floor, Not a better room, just a higher floor. Of course there was NO working elevator.

Horrible experience

My stay was horrible! The curtains had fresh blood on them, there was what appeared to be powdered drugs on my desk as soon as I walked in the room, and the floors were dirty. No pool, no elevator, and one ice machine on the 3rd floor surrounded by transients charging their phones.
