Doesn't feel royal -they should renovate the place
"This resort is really outdated (atleast the tower were we stayed – they were doing some renovations there though) We were happy that we only booked one night. It is really close to Kailua-Kona center (but was quiet still which was great), so it was walkable and the trolley takes you to some beaches. "
