My trip was 1/15/26...Let's start with a message I sent on 12/20/25 requesting information about the type of coffee maker in the room, which was never answered. Upon arriving at the property I requested an early check in with the front desk associate who informed me that I had to get approval from the owner (LSI). I called 3 times with no answer. One of the calls i was on hold for 9 minutes before i finally gave up and hung up. I also sent a message through the expedia app requesting an early check-in...no response. Upon check in (at regular time) and entering my suite I noticed the furniture was dated & damaged and the room appeared very unclean, the carpeting, walls, refrigerator/freezer, couch, chairs, table, lamp, nightstand, ice bucket, other surfaces and the coffee maker...the coffee maker was ABSOLUTELY DISGUSTING! The balcony did not have any furniture, chairs/table, as represented in the listing. When the bell hop brought my bags up is when we figured out the doorbell was inoperable. I reached out to LSI in the expedia app and Tyra N. called me almost immediately after where i explained to her what all i had observed. She sent me an email requesting photos, to which I sent approximately 40 photos showing all the damages and lack of cleanliness. She made arrangements for me to switch rooms. Out of space for the review, but here's the 2nd suite issues basics/tile floors gross,tub jets,shower head,coffee maker,damages,outdated,0 outdoor furniture mgm wouldnt do ANYTHIN

Room was not cleaned, couldn’t get anyone to clean it, so we had to switch rooms got to the next room same outcome. They need to thoroughly clean their rooms for guests paying good money!

Excellent location in the heart of Las Vegas, just one block from the Strip. We stayed on the 24th floor with fantastic views of major landmarks such as the High Roller wheel, the Sphere concert hall, and the Cosmopolitan and New York hotels. The room was very spacious, cozy, and quiet. The bed was large and comfortable. The bathroom was huge, many snow white towels were provided, and the jacuzzi was a very nice bonus after long walks. The reception staff were very friendly. Among the disadvantages, we have to mention. The furniture and plumbing fixtures are quite worn. The kitchen is minimally equipped for cooking; there was only one fork for two people, and we were never provided with an extra one during our 5-day stay, even though they promised it on the first day. We couldn`t get the coffee machine to work. Bathrobes were also not available, although they are listed in the description. The deposit can only be paid with a physical card; Google Pay is not accepted.

We had a great stay. It's a 10 min walk from the middle of the strip. Gym is great and the kitchenette was convenient. We used the valet parking everyday. We would definitely stay again.

Room was very tired, the fridge was in disrepair, there was a partial bottle of tequila still in the fridge (too bad it wasn't full!), taps leaked, the curtains weren't hung and the furniture was beaten up. There was an odor as well that required the balcony door to be open. Plus - poor lighting.

My Wife and I stayed for 5 nights just to get out of the cold and the wind back home. We've stayed at Signature many times and love the location and amenities the property offers. We were not impressed, however, by the particular unit we got this time! Issues: Shower was clogged and draining very slowly. The floor in the shower was disgusting and didn't look like it had been cleaned! Hair dryer didn't work. Management company was very responsive in getting us a different one. Kitchen only had one glass and two wine glasses. Coffee maker used pre-packaged coffee, of which only four were provided, and three of those were decaf! Only one outlet worked in the kitchen. Balcony was not very clean. A lot of bird poop. We love the property, and will definitely stay there again, but the privately-owned, third-party units can vary greatly in their overall condition.

I believe both Expedia and the property could communicate more clearly about what guests should expect. This location operates more like a vacation rental than a traditional hotel, but that isn’t stated prominently. There’s a small note about limited room cleaning, yet no clear indication that basic items and services come with additional charges. Although the base rate seems straightforward, many standard hotel conveniences cost extra, which noticeably affects the overall value of the stay. It would be helpful if future guests were given clearer information upfront so they can make an informed decision.

My room card was not working so I stood in line at the front desk to have it re-keyed. As I waited an approximately 15 year old minor was at the desk talking to the clerk. As I waited, I overheard the clerk going back and forth with the teen about needing ID or his parents to give him keys to what sounded like a high rise, more expensive room. After a few moments the clerk went to the back room and eventually returned, giving the MINOR, not one, but FIVE keys to a room with no ID, no parent, no nothing. Apparently the minor was the kid of someone they deemed very important and did not want yo make waves with the parents. However, when I walked up, the clerk asked for my ID after I had given him my name, room number, and he had verified me on the computer. When I reminded him of his earlier actions with the minor and his failure to ID the minor, he became real "sassy" and again demanded my ID, which i showed him because it was the right thing to fo. This incident is a clear example of preferential treatment, but beyond that, I am absolutely sure that providing 5 keys to a minor for him and his friends for Formula 1 weekend, was out of policy. I reported this to a female manager, who basically looked at me like I was crazy instead of acknowledging the issue.

The carpet had not been vacuumed. I sent an email to luxury suites international, and I made a phone call to them asking them to vacuum the room. The carpet was never adequately vacuumed so I wore shoes for my entire stay. Also, the sofa cushions have been covered with a very cheap White protective cover, and the bench at the end of the bed had also been covered with a protective cover, indicating much where
