Our 2 BR/2 BA rear second-floor cottage on the Newport Beach Peninsula is stylish, practical, and centrally located near some of Newport’s best attractions. Just one house from the popular 18th Street beach, this inviting coastal retreat offers modern conveniences and easy access to the surf, sand, bay, and nearby shopping and dining.

The living and dining areas provide a comfortable, casual setting for relaxing after a day by the water. Furnishings include an upholstered sectional sofa and cable TV, along with a dining table that seats 4-6 guests. The adjacent kitchen counter also offers barstool seating for 3.

Just outside the entry door, a small deck offers cushioned seating for 4. Outdoor features also include a propane gas BBQ grill and a shared outdoor shower.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major appliances and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on-site, including a 2BR/1BA and a 1BR/1BA, are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared coin-operated laundry facility is located in the closet along the side walkway near the back gate. Complimentary laundry supplies are provided; however, guests must provide their own quarters.
Parking: One small covered carport space is provided for compact vehicles only. General area street parking is also available when space permits, with some free and some metered options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
