Perfect location on the beach

Located right next to the Newport Beach Pier, very nice upper level unit. Everything you need is within walking distance. Hightly recommended.

Great location

Location great. Next to everything. House was very clean. Had a little problem with the toilet the last day but resolved. Wish the rental company would have been a little flexible with check in and check out times as the house was not occupied.

Great location, needs small maintenance items fixed

Very clean second story condo right on beach. Great views. Just a bit short on maintenance. Master bedroom fan will not turn on -- likely a remote battery issue. Master bedroom AC unit worked intermittently. Seems like HVAC fan is on the fritz. Everything else good -- needs a refresh soon.

Perfect location & setting

Right on the beach. The second story deck meant I could feel like part of the goings-on in the plaza & boardwalk (walking/skating/biking sidewalk) without having to be *in* the crowd. Beach right at the bottom of the stairs; ocean just across the sand. Basic necessities were all I needed, and this place fit the bill perfectly. I messaged property owners the first day & didn’t hear back until the 7th day I was here. Fortunately it wasn’t an emergency—just couldn’t find the porch sun umbrella in the photos—I bought one off Amazon. I hope future guests get to enjoy it, too (it’s in kids’ room closet). Parking is really really tight, especially when the restaurant next door parks on both sides of the alley. So the smaller the car you have, the better. And if you have to be somewhere at a certain time, check to see if you’ll be able to get your car out. I can’t wait to return to Newport Beach again some day.

Thanksgiving get away.

GREAT location, fully stocked kitchen, great balcony for people watching. Our family enjoyed our time here. The only thing I would say was disappointing was the cleanliness of the home. It needs a DEEP, DEEP cleaning. Blinds, fans and vents are very dirty.

Excellent location adjacent to shops and restaurants. well stocked with beach umbrellas, chairs, boogy boards and everything needed for a nice stay. AC in all rooms. Outdoor space is amazing.

Really enjoyed ourselves

We loved this place! Beautiful views and convenient to everything. Would have rated it 4 stars since the description didn’t mention how loud it would be- it is located right on the main boardwalk area and is the closest house to the boardwalk. Taking off an additional star because mgmt company was totally unresponsive to my call that the patio umbrella was broken , which made the deck unusable for us during the day- a major decrement. Also, they left us one roll of toilet paper for our 5 person, 5 day stay and none of the stores within walking distance sold toilet paper (and it was not ideal to be on vacation and asking random stores if they had toilet paper, esp during COVID). Beds were super comfortable, but management could be better.

Great property. Needs a deep cleaning. The front screen door kept falling off the track and the light dimmers in every room flicker and eventually turn off by themselves. The umbrellas that were there did not fit and the umbrella weight doesn’t work.

Nice Beachfront Property

The unit was decorated nicely and the check-in process was very smooth. The patio furniture and floor was very dirty . The representative quickly responded to my text to have the cleaning crew out the next day to clean. The patio table did not have an umbrella shown in the featured photo and there was not one offered during our stay. We were refused an early check-in due to the detailed cleaning taking place, so the patio should have been clean before we arrived. I also think the cleaning crew should never leave hand towels with stains. Both kitchen outlets did not work. But besides these issues the interior was clean and the view was great.

Perfect location

The location was absolutely perfect and the house was well stocked with EVERYTHING from glasses to pots/pans to boogie boards and beach chairs. Our one problem was that it was cold and rainy when we stayed and there was literally no way to turn the heat on. (I tried EVERYTHING.) We had to keep the heater in the bathroom running and the door open so that the rest of the apt would heat up to at least 65 or so.

Best location on the beach, close to shops and restaurants, and the view is wonderful!

We enjoyed the deck, which has a great view of the ocean and the pier. The kitchen is well stocked with every dish and pan you might need. The beds are comfortable, everything was clean and well maintained. It has parking which is essential for this area.

This was our 4th visit

Our family loves this place. The location is great. The balcony has a perfect view. The new BBQ was great for outdoor cooking. The kitchen is fully equipped. The beds are comfortable. The small washer and dryer help keep towels and swimsuits fresh. Nice place. We'll be back!

our stay

It was very nice. the only problem we had was upon arriving at 3, the condo had not been cleaned yet. the cleaners arrived at 4 and took till 6 to clean, while we waited on the patio. i asked the owner if we could stay past the check out time of 10 maybe till 12:00 and she said we could not. I thought that would have been fair, so we didn't have to go to the airport so early before our flight, and as it only took two hours to clean, they would have time before the next check in at 3.

Pretty nice property with a nice touristy location located near many bars and restaurants as well as a fabulous view of the ocean. We have rented properties up and down the California coast. This rental was nice. My only critical point was that the toiletries provided were terrible and cheap.

We had to cancel, but great experience

Unfortunately my six month old son was diagnosed with bronchitis the day before we were scheduled to leave so we canceled our stay. Mary understood our situation and credited us for the stay, despite us having passed the cancellation date. Hoping to stay there soon.

Wow - What an amazing location!

This is a fantastic place to stay! It is literally right at the Newport Pier, and the beach is right there. The beds are comfortable, the kitchen has everything, and there are beach chairs, towels, and other things provided. There is one parking space, so any friends need to pay to park (but it is free after 6 pm). You can walk a long ways either direction on the concrete walk, or you can walk across the sand to the water. Catalina Island is easily visible, and San Clemente Island can be seen through binoculars. There are lots of places to eat that are right there at the pier, a small store with the essentials is a short walk away, and a big grocery store is less than a mile away. I hope this will be available next time I am in Southern California!
