The Space:

Soft morning light spills across the pool deck as you step outside, inviting you to linger over a coffee while the day begins. The steady Central Florida warmth lets you linger in the hot tub at dusk, the water soothing as the sky deepens. Inside, spacious living rooms and a game room promise moments of laughter after a day at the parks. Whether you’re gathering around the dining table or finding a quiet corner to work, the villa feels like a private retreat built for the whole family.



Sleeping arrangements

The villa offers six bedrooms and eight beds for up to 13 guests. Downstairs, a master bedroom features a king bed with an ensuite bathroom, and a queen bedroom also enjoys its own ensuite. Upstairs, another king bedroom provides a plush retreat, while a double bedroom holds two double beds sharing a Jack & Jill bathroom. A bunk room includes a twin‑over‑double bed that connects to the same Jack & Jill layout, and an additional master bedroom offers a king bed with an ensuite. All rooms come with comfortable linens, clothing storage and the essentials for a restful stay.



Living areas

Two inviting living areas give everyone space to spread out. The main family room centers on a flat screen TV and ample seating for relaxed evenings. A dedicated workspace and reliable wifi support guests who need to balance relaxation with remote work. The game room adds extra energy, offering entertainment for all ages.



Outdoor living

Step onto the private pool deck, where you can swim in the pool or add heat for a warm dip at any time. A hot tub sits nearby, creating an easy retreat at any hour. Furnished patio spaces let you enjoy the steady warmth without leaving the property, and the private entrance and quiet neighborhood keep the area feeling secluded.



Kitchen & dining

The large full kitchen is equipped with stainless steel appliances and cooking basics, making meal preparation simple. Indoor and outdoor dining areas provide flexibility, whether you’re grabbing a quick breakfast before heading to the parks or sharing a slower dinner together at sunset.



Resort access

Guests receive free access to The Retreat at ChampionsGate’s community water park, lazy river, amenity center and clubhouse. Additional facilities include a fitness center, movie theater, games room, playground, volleyball courts, an 18‑hole golf course, driving range, putting green, six clay tennis courts and a tennis clubhouse.



Neighborhood

Located in Davenport’s Four Corners area, the villa sits a short drive from world‑renowned attractions: Disney is about 20 minutes away, Universal Studios roughly 28 minutes, and SeaWorld around 25 minutes. Dining and shopping options are also within easy reach, giving you plenty of choices throughout your stay.

During your stay, you will have complete and exclusive access to the entire home, as well as complimentary access to resort amenities.



The Neighborhood:

ChampionsGate is a gated masterplan community in FL. Enjoy a recreation-rich lifestyle with lavish amenities, including world-class golf courses, and nearby access to Orlando’s theme parks, like Disney World, along with shopping and dining at Posner Park. Plus, travel is a breeze with close by transportation and proximity to both I-4 and 27 freeways.



Play a round of golf or revel in fine-dining at a top-rated restaurant. Regardless of your interests, The Retreat at ChampionsGate promises endless enjoyment for everyone in your family.



Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
