gated Magic Village Views resort, perfectly located for the ultimate Orlando vacation.

Step into a world of modern elegance with high ceilings, stylish décor, and an open-concept floor plan
that brings everyone together. The spacious living and dining area flows seamlessly into a gourmet
kitchen, fully equipped with stainless steel appliances and sleek quartz countertops. For those mixing
work with pleasure, a dedicated workspace is also available.

Your private patio is an oasis, complete with a relaxing spa, perfect for unwinding after a day at the parks.
You can also enjoy the built-in summer kitchen for a delightful evening barbecue. (Please note: Use of
the summer kitchen is optional and available for a flat fee of $135.00 per stay, which includes a full
propane tank).

Sleeping Arrangements (All bedrooms are upstairs):
• **Bedroom 1 (Master Suite):** 1 King Bed with a private en-suite bathroom, walk-in closet, and an
extra window for beautiful natural light.
• **Bedroom 2:** 1 King Bed with a private en-suite bathroom.
• **Bedroom 3:** 2 Twin Beds with a private en-suite bathroom.

Guest Access

You will have full access to the entire townhouse. As our guest, you can also enjoy the world-class
facilities at the Magic Village Views resort, which blends the privacy of a home with the service of a
boutique hotel.

Important Note: Access to resort amenities may require a separate fee of $100 per day per group, paid
directly to the clubhouse. This is managed by the resort, and we have no control over this policy.

Our townhome's location in Kissimmee is truly unbeatable, placing you at the heart of the magic. You
are just a short drive from world-famous attractions, restaurants, and shopping.
• **Disney’s Animal Kingdom:** ~5 minutes
• **Walt Disney World:** ~8 minutes
• **SeaWorld:** ~17 minutes
• **Universal Studios:** ~22 minutes
• **Convention Center:** ~9 miles

Enjoy the convenience of having restaurants, shopping centers, and grocery stores all within a 5-minute
drive.

Getting Around

Parking is free. Please park your first vehicle in the designated spot that corresponds to your unit
number, which is painted on the ground. Any additional vehicles must be parked in a non-assigned
guest spot (no unit number painted on the ground). Unauthorized vehicles will be towed at the owner's
expense.

Commercial vehicles, RVs, trailers, buses, golf carts, or boats are not allowed at Magic Village Views. The
property offers easy access to major highways, including I-4, US-192, and SR-429, making it simple to
navigate the Orlando area.

House Rules

To ensure a wonderful stay for you and our future guests, we ask that you please observe the following
rules:
• No pets allowed.
• No smoking or vaping indoors. (A fine of $250+ will be charged for violations).
• No food or drinks on beds or carpeted areas.
• Quiet hours are from 10 PM to 8 AM. Please be respectful of our neighbors.

Important Information

• **Spa/Jacuzzi:** The spa on the balcony is provided as a courtesy. If a problem occurs during your
stay, we do not offer refunds for its malfunction. To prevent damage, please do not throw any type
of product into the water (subject to a $150 fine). **Please note: The heating function for the spa is
currently out of service.**
• **Trash Disposal:** Trash is collected daily. Please use 13-gallon bags and place them in the bin
outside next to the front door to help keep the home clean and tidy.
• **Housekeeping & Supplies:** This is a self-catering home that is professionally cleaned before your
arrival. We provide a starter kit of essentials, including a dish sponge, detergent, dishwasher pods,
paper towels, trash bags, and one set of bathroom toiletries per bathroom.
Daily housekeeping is not included but can be arranged for a fee. For hygiene reasons, washcloths and hand towels are not
provided.
• **Safety:** Your safety is important. The property is equipped with a smoke alarm, carbon monoxide
alarm, fire extinguisher, and exterior security cameras on the property.
• **Package Delivery:** UPS, DHL, and FedEx deliver directly to the door. However, USPS does not
deliver to vacation homes. We are not responsible for lost or delayed packages.
