Best Kept Secret On The Beach! Located on the Gulf Side of 30A!

Building #11 in Beachside Villas. First floor condo with great access, and convenient for getting to the beach. Our condo is one of the best values in the complex, and in the entire Seagrove, Santa Rosa, and Seaside Beach area!

Our first floor condo is a comfortable approx. 836 square feet in size and has recently been tastefully updated. It is well maintained, nicely decorated, bright, clean, and cheerful.

The condo has two bedrooms, a master suite with a king-size bed and a second bedroom with two full beds. The living room and each of bedrooms have flat panel TV's with HD cable service. The living room has a DVD player.

Rent bikes, lay by the pool or beach, play some tennis, enjoy shopping at the unique local shops and restaurants, or veg out at the condo.


No smoking and no pets in the condo, please. Evidence of either results in deposit forfeiture.

HOT***AMENITY ACCESS***HOT: New this year, 2025, all guests age 13 and above will be required to use their unique RFID amenity bracelets to access the pools, the tennis courts, and to ride the beach golf cart shuttle. Children under 13 must be accompanied by an adult. 6 bracelets will be provided for use upon arrival; each band has a unique serial number. There will be a $30 per missing wristband charge upon checkout for any missing wristbands. Please contact host after booking if more are needed.

HOT***Bike Rentals***HOT: New this year, 2025, all guests must register their personal bicycles with the front office upon arrival. If rentals bicycles are wanted, guests must book rentals from either Redfish Rentals or Big Fish Bike and Beach Rentals. All other rental company bicycles will be removed by the HOA.

**BEACH ACCESS INFO**

There are 2 great beach options near Beachside Villas:
• The new public beach at the end of San Roy Road
• Walton Dunes public Beach at Beachfront Trail


---Public Beach Access at San Roy Road
The public beach access located at the end of San Roy Road is a 3-4 minute walk from Beachside Villas (1200 ft), but 10 or so minutes from our building 11. It borders both Eastern Lake and the Gulf of Mexico. It is the recommended beach for Beachside Villas owners and guests. This is a large 2+ acre beach with plenty of room. As an added convenience to access this beach, Beachside Villas provides golf cart transportation to/from this beach from the Beachside Villas mailbox. Please note that you may not park cars or golf carts at the end of San Roy Road, which are subject to immediate towing. Beachside Villas provides transportation via golf cart service from 9:15am to 4:45pm every day of the week, from May-1 through Aug-31. The Beachside Villas mailbox is the pickup/drop off point on Beachside Villas property. The golf cart will travel to/from the San Roy public beach.
Wrist bands are required for golf cart transport (and pool) access.
---Sugar Dunes Beach
Sugar Dunes Beach is steps to the beach from Beachside Villas near Building 6. Unfortunately, the beach is privately owned on both sides of the boardwalk. Anyone may access the boardwalk and beach, but only so far as to walk from the boardwalk to the water, and then turn either left or right and walk to either public beach area further down, which are the San Roy road beach, and Walton Dunes public beach.

Walton Dunes Beach is 3⁄4 of a mile from Beachside Villas if you use neighborhood roads but only 1⁄4 of a mile if you enter at the Sugar Dunes boardwalk and walk east (left turn off the boardwalk) on the beach to Walton Dunes. The route via neighborhood roads is a bit longer walk than other options, but is still readily accessible. Using the boardwalk to get onto the beach and walking to Walton Dunes is about the same distance as to the beach at the end of San Roy road. Walton Dunes is a Walton County managed public beach, available for use by all. There is public parking and bike racks nearby, if you prefer to drive or ride your bike.

*PLEASE NOTE* there are currently no beach chair set up vendors allowed to provide service to any of the beaches for Beachside Villas. We provide 4 back pack chairs, 2 umbrellas, and a rolling cart for guests convenience.

CHECK OUT IS 10 AM. UP TO AN HOUR LATE WILL BE CHARGED $50 from deposit. After an hour, an extra nightly fee will be charged. Very firm.
Quiet hours 10 pm-7am. Pets not allowed; evidence of pets will result in damage deposit forfeit. Must leave condo clean; instructions are on fridge.
Wristbands must be left on counter upon departure. Missing bands will be charged $30 each. Bike rentals through Red Fish or Big Fish; no exceptions.
