Welcome to High Tides, a spacious four-bedroom, 3.5-bath Folly Beach home designed for families and groups of up to 10. Located just 2.5 blocks from Center Street, the home puts restaurants, shops, beach bars, and the ocean within an easy walk.
After a day at the beach, spread out in the bright, open living area or gather around the fully equipped kitchen and dining space. With bedrooms on both levels, two private en-suite bathrooms, and multiple outdoor areas, the layout gives everyone room to spend time together while still enjoying their own space.
High Tides features wraparound porches on the front and back of both levels, furnished for relaxing in the coastal breeze. Head up to the rooftop deck in the evening, enjoy a drink on the porch, or rinse off after the beach in the outdoor shower.
The rooftop hot tub is available seasonally from October through April. The rooftop deck remains available throughout the year.

The Space
The main living area is located upstairs and features an open kitchen, dining area, comfortable living room, and Smart TV. Hardwood floors, modern appliances, and abundant natural light create a relaxed setting for meals, games, and time together. One bedroom with a private bathroom is located upstairs. The remaining three bedrooms are downstairs, including a second en-suite bedroom. Every bedroom has a Smart TV.

Location
The home is located in a residential area just 2.5 blocks from Center Street and a short walk from the beach. Once you arrive, you can leave the cars parked while exploring Folly Beach's restaurants, shops, nightlife, pier, and shoreline.
Downtown Charleston is approximately 12 miles away, making it easy to enjoy the historic district, sightseeing, shopping, and dining during your stay.

Beach towels, beach equipment, coffee, coffee filters, and a golf cart are not provided; however, guests may use any beach equipment already available at the property.

Important Information
The renter must be at least 25 years old.
Contactless check-in is available through a keyless-entry system. Your access code will be provided before arrival.
Ample parking is available in the driveway and carport.
A golf cart is not included with the rental.
Check-in begins at 4:00 p.m. Check-out is by 10:00 a.m.
Folly Beach quiet hours are from 10:00 p.m. to 8:00 a.m.
Pets are not permitted. Emotional-support animals, comfort animals, and therapy animals are not considered service animals under Titles II and III of the ADA and are not allowed unless the property is specifically designated as “pets considered” and written approval is provided by our office.
Smoking is prohibited both inside and outside the property.
House parties, weddings, functions, events, bands, DJs, and similar gatherings are prohibited.
Maximum occupancy is 10 people at any time during the stay.
A 50% payment is required at booking. The remaining 50% is due 30 days before check-in and will be charged to the card on file. Reservations made within 30 days of arrival require full payment at booking.

To protect our guests, property owners, neighbors, and the Folly Beach community, this property uses a privacy-compliant NoiseAware sensor that measures decibel levels only. It does not listen to or record conversations.
If noise exceeds the legal limit, you may receive a text reminder to lower the volume. Noise violations can result in fines and place the owner's vacation-rental business license at risk. Misrepresented occupancy, unregistered guests, excessive noise, or reported disturbances may result in immediate termination of the rental without refund.
