Great hotel in a great location, too pricey

Hotel is in a great location right on the water and within walking distance to many local bars and restaurants. Hotel is clean and staff is super friendly and always ready to help with any needs you may have. My only negative comment is the price. My girlfriend and I have stayed here the past 3 years at the same time of year and the price has gone up by $400 since the first time with no improvements or anything to the rooms. I get that everything has gone up in that time, but that's a bit excessive. Also, if I'm going to nitpick something, the beds aren't exactly the most comfortable.

We have stayed here several times through the years due to the quaint nature of the place and the location on the lake close to the Ludington Ferry and lighthouse. This time the place looked a bit run down and in need of repair and painting. Our room was nice and clean, except for finding a few plates in the kitchenette cabinet with food all over them like someone had put them away dirty.
