Welcome to The Little House! A charming, fully self-contained home (not a guest house or cottage) nestled on a large lot in Overland Park. We're Mel and Ryan, a local family who take great pride in our homes and love welcoming guests to our corner of the KC Metro.

At 500 sq ft, The Little House is intentionally cozy. It's perfect for up to 3 guests looking for a private space to call home during their stay. It is not suited for groups so we do not make an acceptions to the 'no events' rule. We kindly ask that guests respect the 3-person maximum so everyone can enjoy the space as it was designed to be experienced.

OUTDOOR LIVING
The lot is one of The Little House's best features when the weather is nice. It's a little slice of nature in the middle of town. It's a wonderful spot for birdwatching, and during the right seasons our resident chipmunks make regular appearances! We keep bird seed and critter feed on hand for guests who'd like to put some out and enjoy the wildlife.

The Little House puts you right in the heart of everything Kansas City has to offer:

GUEST POLICY
This home is designed for a maximum of 3 guests. It is a private, residential property, not an event space. We ask that all guests are respectful of the home, the neighbors, and the quiet enjoyment of the space.

Rules

Quiet hours 10PM–8AM per Overland Park city ordinance. Any noise complaint requiring host involvement will result in a $500 fee.
No events. Max 3 guests at all times. $50 fee per unauthorized person. Violation of rule results in immediate removal from property with no refund.
Pets must be kenneled when guests are away. No pets can be locked in the bathroom. Pet damage billed at full replacement cost plus a $200 admin fee.

We are repeat guests. This cottage meets all of our needs when we visit family in KC. It is dog friendly, has an enclosed porch with a daybed which is cozy for reading/napping, a small office for zoom meetings and a full sized washer & dryer as well as a comfy couch with a lounger.

What an adorable house! The photos are a true representation of the house, but it's even cuter in person. I was traveling with my son and large dog and it suited us perfectly. The desk area is perfect for working, the yard is large for roaming, the couch was comfortable and perfectly situated and the sunroom was cozy and pleasant! The bed tho? Magnificent! The mattress was insanely comfortable and the pillows fluffy! The owners provide welcome snacks which my son enjoyed, along with a pitcher of cold water in the fridge and ice trays full in the freezer. The WiFi was fast and the AC worked well. Close to gas stations, fast food, and groceries!Communication with the owners is what took this rental over the top. They were quick to respond to messages and accommodated a late checkout, which was very appreciated. We will definitely be back!

Great clear communications, easy check-in, SUPER easy check-out :). Every convenience you'd expect in a large home yet in a compact space without it appearing crowded. Amazing how they have a bed, couch with lounger, large TV, hidden full sized washer and dryer AND kitchen in one pleasant efficient space. Super cute updated bath. Nice and cool despite record heat & humidity. Our only regret is that we weren't around enough to use the porch, deck or yard.

This was a perfect little house for me. Especially since I was traveling alone with my dog. It worked much better than a hotel would have been. Very clean and cozy. I was also happy that the A/C worked really well since we had a heatwave going on. I'd definitely stay again!

Cozy Rest in the Heart of KC

We were only able to stay one night but the owners had the house stocked with a pitcher of filtered water, coffee, snacks, & breakfast items as well as had the heat on for us when we came in from the cold. They also recommended Q39 BBQ which was 14min from the house and it was excellent. All-in-all, we are looking forward to returning to The Little House our next time in Kansas City.

Cute house, GREAT location!

My mom and I and our two dogs stayed here 5 nights while visiting friends and attending a wedding. Originally from the Overland Park area we found this a perfect location to all the places we wanted to visit. Would stay here again!

Beautiful Little Place

My son and I stayed here during our few days' time in KC, visiting some places that were our favorites when we lived in the area years ago. It was an excellent home base in terms of location, space, amenities, furnishings, etc. A beautifully set-up little home. (My animal-loving 13-year-old also got a kick out of the local wildlife - plentiful bunnies, a variety of birds, even an opossum in neighbor's yard, we thought. 😊)

Perfect Little Spot!

The Little House was perfect for my almost week-long stay solo. The hosts were very communicative and helpful. The neighborhood felt safe and had easy highway access. The bed was comfortable and the porch area and grill would be great in the summer!

Adorable tiny house!

Stayed here to surprise our best friend from law school at her proposal with a friend and my dog. It was the perfect size for what we needed and a great location! Ryan was very accommodating and responded quickly to all of my messages. The kitchen was fully stocked, had a full washer/dryer with detergent, basket full of snacks/breakfast items, Keurig with pods, etc. Would absolutely stay at this adorable house again!
