I have never booked a place where the management company require a full background check with facial recognition, once complete they request a second copy of your drivers license, credit card, and UTILITY BILL. Such a hassel and absolutely obsurd for a vacation rental. They also require you to purchaee trip insurance which they obtain by submitting information as if you they were the guest signing up up. The hot tub was green, house was dirty, dead bugs everywhere (management company response - its normal our houses just got sprayed) stove top covered in grease. AC was out upon arrival and 2nd floor took 4 hrs to cool with no notification from the management company. We were told when we arrived by the AC contractor. This home was not prepared for guests.

Great place

This is the second time we have stayed in a Regal Oaks townhome and it wont be our last. We love have how close we are to Old Town and the sounding areas. Disney is just right down the road! The house had everything we need for the week and was clean and comfortable!

Comfortable stay

We enjoyed our 7 night stay. My husband ran his first ever Disney Marathon and we took our 3 year old to MK, AK and Epcot while there. Location was great, convenient to parks and shopping. Quiet and plenty of parking. It was a bit too cool to use the pool but we did take many walks to play with the deck games and watch the turtles in the lake. Beds were comfortable, bathrooms spacious (need a better drainage system for the roll-in shower as it soaked the whole lower level bathroom the first time used) and Kitchen is well stocked which allowed us to eat-in quite a bit. Pots and pans could use an upgrade, floors were all pretty dirty, garbage disposal is finnicky, there's no ceiling fans and we would have loved to have a BBQ grill to use. We enjoyed spending time on the back patio, though there is a rip in the screen and we couldn't get the hot tub to proper temperature so it wasnt used. Full size washer and dryer allowed us to return home with minimal dirty clothes. The outdoor garbage can wouldn't stay latched which resulted in a few overnight racoon buffets. Overall we enjoyed our stay and would come back!

Very clean

Had issue getting in using the door code.. called the realty but they were closed at 4:40 and after leaving a message they didn’t return my call until after an hour. After trying to get in for over 15 minutes after an 8 hour drive I was very frustrated.. FYI the code doesn’t work every time and u have to pull up on the handle. What was listed to do before leaving was not exactly what was required.. which took contacting realty. Overall I would stay again!

A nice home in a quiet community close to everything.

Overall we had a pleasant stay at the home. Nearly everything we needed was provided by the management company, however it would have been nice for at least one load's worth of laundry detergent to have been provided as the management company asks guests to wash a load of towels upon departure. The furnishing were adequate however we all found the beds to be a little uncomfortable. We could definitely feel the springs. There was also some water damage on the ceiling between the living and dining room that appeared to be coming from the master bathroom. There were also a great deal of scuffs on the walls, most likely from luggage. Neither of these issues caused problems with our stay, but the water damage should be a definite concern for the management company to address. All the appliances seemed to be in working order including the hot tub which we didn't use. We did have a problem with the automated lock on the front door, which malfunctioned on the second day of the stay and left two of my guests stranded outside in the rain while waiting for a tech to fix it. They were told it would be an hour before someone could get out there (it was close to midnight), but luckily the tech was able to help them bypass the system remotely. The tech subsequently had to come out the next day to fix the door lock. We didn't use the community amenities, however the staff we interacted with were very friendly and helpful, and the complex is well maintained. The unit itself is to the rear of the community and is in a very quiet spot. I had a package delivered to the unit which was left by the courier at the main lobby. Picking up the package was easy and staff were again very helpful. There is plenty of shopping and activities nearby, including the theme parks. Parking is ample and steps away from the unit. We would stay again if the beds were replaced or thick mattress pads were provided.

Beautiful home

We were only here for a short while but had a lovely time. The house is beautiful and the hot tub was great. We had an issue with the fire alarm which was swiftly rectified. I would only recommend a guest bring some extra blankets.

Excellent location to Run Disney

Spacious, quiet property. Hot tub area relaxing place to be (could use better lighting for readers) Location was convenient to Disney for daughters running Dopey race. Supper in clubhouse was very good I would recommend taking laundry dishwasher soap, coffee and filters, garbage bags, shampoo, soap etc. you will ultimately need them..

This property was close to all of the parks and we enjoyed our stay. Upon arrival, we found some glass in the hot tub. Some pieces were very small and my husband ended up fishing them all out. And we had a few issues at first getting it to warm up. However, I contacted the property manager, on Christmas Eve, and the day after Christmas he sent maintenance over to fix it. The property manager was prompt and thorough.

Huge, clean, and well stocked

This was the perfect rental for our family of five during our Disney/Universal vacation. * The location was 15/25 minutes from both parks but Disney was easier access because you don't need the I-4. Close to Publix and other shopping/dining. *The rooms were good sized with each one having an en suite full bathroom. The first floor bedroom's bathroom was handicapped accessible. *The heated pool and gym at the clubhouse were great for days we didn't go the parks. The private hot tub was great for after walking 9 miles at the parks. *The kitchen is well stocked with amenities, but remember to bring paper products, cleaning supplies, soaps, and garbage bags. I always do when we get a vacation rental because this is standard. *Everything is very clean, but this is Florida, so remember to store all food (yes, even bread in the fridge) to avoid ants. *We couldn't figure out the thermostat, but was most likely user error. Unfortunately the house was always mid 60's and we were freezing at night. There weren't any spare blankets, bit we did have some fleece ones packed for the car ride. *There were plenty of bath towels and some additional pool towels. Overall, we truly enjoyed this rental and would absolutely stay here again or recomend it to a friend!

On a lovely well appointed resort.

Lovely condo. Would have been better had the safe been working. Traveling from the UK meant we had to carry our important documents pass ports and English cash around with us. Think possibly the owner could consider replacing it for future guests. Also as others have mentioned a little warm at times due to default setting on air con. We from UK feel the heat. Suitable for a wheelchair user wheel in shower room to access work tops etc. Well maintained by management company. Would consider visiting again,walking distance to Old Town and restaurants on US192. Thank you.

Decent place, needs some TLC

We liked the layout and location of the property and it met our needs for our stay with 4 adults and 4 children. There were a few things we did not care for: 1. Was a dead roach on the Master bathroom floor upon arrival 2. Place needs a good cleaning, carpets and paint on the walls. 3. They explicitly state that there is a limit of one towel per person for the stay. 4. They expect you to wash all towels prior to departing, as well as taking all sheets/bed linen off of the beds and place/start in washer before leaving. (They do not supply any laundry detergent at all). If you are going to expect this, wouldn't you supply the detergent?

We loved the room and our vacation was amazing. We had a little difficulty with the air conditioner and when my husband called to get help, (you) were less then pleasant with him and very unwilling to help. House was great though.

Glad we chose it

We were in Orlando for a medical visit, not vacation so we spent a lot of time at the condo. The screened patio was great with a nice view of a small lake. The kitchen had all the dishes, pots and utensils we needed. The king size bed was very comfortable. The location was very convenient for us and I walked to Old Town a couple of times while my husband was recovering. It was our first experience with a vacation rental so i wasnt sure what to expect in supplies. Sheets, towels and kitchen towels-yes. Salt, pepper, napkins, Kleenex-no. No extra toilet paper or paper towels. That is fine, just know to get them when you pick up food. We didn't use the pool area but it looked very nice!
