Our luxury villa is located in Lake Berkley Resort in Kissimmee. This is a gated secure development with a guard present 24 hours per day.
The property is a single storey 4 bedroom and 3 bathroom with private pool which overlooks a small lake.
Lake Berkley boasts a tennis court, basketball court, children's playground, gymnasium and larger pool and spa which are all complimentary whilst staying in our villa.
The property is fully air conditioned with new decor which has been redecorated with new amenities in 2026. There is a formal dining room and breakfast room with combined seating for up to 10 people. The kitchen has a electric oven with ceramic hob and microwave, large fridge freezer with ice maker and filtered water outlet, dishwasher and waste disposal. The living area has 2 sofas and a 65 inch 4K TV with full cable TV package.
Master bedroom has a King size memory foam mattress with 55 inch HD TV and a large safe for a laptop.
There are memory foam mattress twin single beds in bedrooms 2 and 3 and each room has a TV with a family size bathroom along the hall.
Bedroom 4 has a Queen size bed with TV, security safe and en-suite bathroom. All bedrooms have full cable TV. The property is fully equipped for younger children including a crib, highchair and travel cot (pack and play). For our international visitors we can also supply child car seats.
The games room is equipped with table tennis, air hockey and pool table.
We have a strict No pets and no smoking policy.
Lake Berkley is excellently positioned close to all major theme parks. Disney World, Universal Studios and Sea World are all easily accessible.
It is also on the doorstep of the 192 which has dinner shows such as Medieval Times and Capones, Machine Gunn America, Old Town would with classic cars on show every Friday and Saturday evening and live music in this quaint old USA style street. Fun Spot is next door with human catapult and many other exciting attractions such as Go Karting or maybe even try to stay on the Rodeo Bull. Celebration is also close by and is well worth a visit for this old USA style village feel.
All in all this villa is located close to all the action Orlando can offer.

Resort position: This villa is in 1 of the best locations within Lake Berkley.
The pool has a view of the small lake and the tennis court but also backs onto woodland giving a peaceful atmosphere to relax in the sun. (A great position for keeping an eye on the kids)

This home is advertised as pet free however will allow service animals but additional cleaning charges will apply as homeowner has own medical conditions that must be satisfied. Service animals must be advised in advance of making the property reservation.

Wonderful home! My kids were able to swim in the pool, play tennis and basketball - all within steps of the house. The neighborhood was safe and friendly. The house was clean and well stocked for our entire stay. I will definitely stay here again!

Great location

This property fulfilled my expectations. It provided everything we needed. From cooking items, fishing poles, the grills, wifi, television and more. The pool was clean, the neighbors were quiet, very peaceful and safe environment. The home was clean inside and out. It was also a joy to see the ducks by the lake. We had great access to walmart, Sams, gas stations, and restaurants. It was a great vacation spot for my family and I. I would most definitely visit again. ❤️❤️❤️❤️

this is a great property to stay at. we loved having a pool both on the property and the community pool was excellent as well. the layout was great, plenty of space for everyone. there were lots of towels and extra bed linens. we loved having the tennis court right out back and having the rackets at the house was great. we really enjoyed playing. we were close to all the parks and having a 24 hour Warmart 2 minutes down the road was a bonus too. we had a few minor issues and tristan was awesome to deal with. thank you so much our family had a wonderful time.

Excellent Location!

We had a wonderful stay in this villa last week. It was in a prime location to shopping, restaurants, and places to visit. We had ample room in this house along with our two adult kids and two grandsons. There was plenty for us to do after coming home from a day excursion. We enjoyed the tennis and basketball courts, the community pool, the hot tub, and the game tables in the garage. The property manager was the best with his quick responses whenever we had a concern. The only recommendation that I would extend to the owner, although it didn't spoil our vacation, would be to change the worn carpets which makes it look dirty and dingy in the villa. This would make a great place even better! I do recommend this property to anyone who wants to have a wonderful vacation in Kissimmee!

He discriminates against disabled people. Had service dogs, 2 shih tzu’s and he charged me for having pets. Vrbo even sent him a link to ADA laws on service animals and he still charged as pets. He will learn that he cannot break the law and discriminate like that.

Loved the house but disliked the cleanliness

All was very good except the cleanliness. Bedding was clean. The pool area needed power washing. The outside furniture was not clean and there wasn’t any Mr. Clean or any cleaning products. I spilled a little water in the kitchen and there wasn’t any paper towels but upon wiping it up the cloth was filthy. The floors needed scrubbing! There were no products in the house. We had to go to Walmart the next morning to buy Kleenex, toilet tissue, paper towels and wash clothes. The 4-6 wash clothes there were smelly and stiff. We have rented many homes and have never run across this before. The house on the other hand was homey and comfortable!

Wonderful property (We recommend)

The house worked out great for us. We enjoyed the "game room" in the garage. The house set -up was perfect for our foursome (3 adults, 1 8yr old) as we all had our own room. Everything was very clean. Owner was very nice when we needed to contact him. I would highly recommend this property. Make sure if you plan to use the pool and want it heated you call ahead and pay the extra fee for heat so it's warm upon arrival. I didn't see the heated pool upcharge when booking (might be my fault). Listing said heated pool, but I've stayed in a few VRBO's that have charged extra if you wanted the pool heater turned on. I had no problem paying for it but lost pool time waiting for heater to get the water warm enough to enjoy. The weather was chilly (60F) which is why we wanted warm water. Great location, Clean, Friendly owner, Wonderful amenities, Safe - Gated community and close to stores for supplies, food, etc. Again, Highly Recommend this property!

Great Place!

The property is great. We stayed for a week and it was ideal for all 7 of us. There is enough space for everyone to do their thing without being on top of each other. The house is fully stocked. We had everything we needed in the kitchen. There were plenty of towels. The pool is nice and the house is right next to the tennis court and basketball court. The only downsides, which are minimal in comparison to the upsides, are: the beds and couches were uncomfortable. The beds are really soft, so if you like that you won't see the problem, and one is especially loud. The couches are the same and it feels like you are almost sitting on the floor. One of the rooms with the twin size bed is very tight getting into it because the bed is almost on top of the door. The houses are close, so when you're in the pool and so are the neighbors, you can hear/see everything, and the same if anyone is on the tennis court. None of this truly effected our stay, except for some uncomfortable nights of sleep, but honestly, that usually happens when you aren't in your own bed anyway. The house is very close to stores and restaurants so that was convenient, even though Orlando traffic is not! Overall, it was a good stay and a good place. Thank you!

Amazing time

We had such a wonderful time staying at this rental! The house was clean, in a really nice neighborhood and conveniently located. Our group was 4 adults and 4 kids (ages 12 to 2) and there was plenty of room for everyone and plenty of things to do to keep everyone entertained. We loved having the pool and got a lot of use out of the ping pong and air hockey tables. The house had everything we needed and I was very impressed with the amount of and selection of kitchen supplies. It was also very easy to communicate with the owner. She answered all of my questions before and during our stay. We loved staying here and would recommend this property for anyone looking to stay in this area.

Quiet time rule

My family really enjoyed the house it was everything we expected it to be the only thing I didn't really like was the fact of the quiet time rule because when your on vacation and have a pool you want to enjoy yourself not having to be quiet especially until 9am that's just to long
