THE MAIN HOUSE
The heartbeat of the estate—designed for the whole group to gather, dine, and unwind.
• Chef’s Kitchen & Dining: Full commercial kitchen with a gas range, full-size fridge, and all the cookware needed for large groups. Includes a bar area and a dining room that seats everyone.
• Living Area: Expansive and comfortable, anchored by a wood-burning fireplace.
• Primary Suite: Private Cal King bedroom with an en-suite bathroom.

The entire 13-acre estate is reserved strictly for your group. You will have exclusive access to the Main House, all four casitas, the pool, hot tub, bocce court, and trails. There are no shared spaces and no other guests.
Each unit has its own key, secured in a clearly labeled lockbox at the main entry. You will receive this information 24 hours before check-in so you can arrive at your leisure.
Parking is available on the circular driveway (4 dedicated spots with ample overflow available if needed). Please do not block the main gate.
We want the estate to feel like your own private sanctuary, so we stay completely out of your way. However, we are always available by message throughout your stay and typically respond within the hour if you need anything. A comprehensive digital guidebook with house instructions, local recommendations, and emergency contacts will be sent to you prior to arrival.
For groups planning something special — we`re happy to coordinate private chefs, wine tours, massage therapists, or other local vendors. Just let us know what you`re envisioning.
• Whole-Estate Only: All four casitas and the Main House are included. Individual units cannot be rented separately.

CASITAS ESTATE — HOUSE RULES
Welcome to Casitas Estate. To protect this special property and ensure every guest has an exceptional stay, please review and follow these rules. By booking, all guests agree to these terms.
THE BASICS
Maximum occupancy: 14 overnight guests. This is a strict limit set by insurance and county regulations.
Check-in: 4:00 PM. Check-out: 11:00 AM.
Primary guest must be 25 or older and present for the duration of the stay.
No smoking anywhere on the property — inside or outside any structure. Includes cigarettes, cigars, vapes, and cannabis. $500 cleaning fee for violations.
No illegal substances of any kind.
QUIET HOURS & NOISE
Quiet hours: 10:00 PM – 8:00 AM, every night.
No outdoor amplified music during quiet hours. Indoor music must be kept at a reasonable volume.
The estate borders a working winery and private residences. Excessive noise complaints will result in a warning, then early termination of the stay without refund.
A noise monitoring device is in place on the grounds. It measures decibel levels only — no audio is recorded.
EVENTS & GATHERINGS
Events require advance written approval and a separate event agreement.
Event fee starts at $1,500 depending on size, scope, and vendor requirements. Includes additional cleaning, security, and insurance verification.
Day guests beyond the 14 overnight cap are not permitted without approval.
Unauthorized events (weddings, receptions, parties beyond registered guests) will result in immediate termination of stay, forfeiture of full booking amount, and a $5,000 penalty.
Approved events must end by 10:00 PM. All non-overnight guests must depart by that time.
PETS
Dogs welcome — up to 2 dogs, with prior approval and a $100 pet fee per dog.
Dogs must be house-trained and never left alone on the property.
No dogs in the pool, hot tub, or on furniture.
Owners are fully responsible for cleanup and any damage. Excessive shedding or accidents may incur additional cleaning fees.
No other animals (cats, exotic pets, livestock) without prior written approval.
POOL, HOT TUB & GROUNDS
Pool and hot tub use is at your own risk. No lifeguard on duty.
Children under 14 must be supervised by an adult at all times near water.
No glass containers near the pool or hot tub.
Hot tub: maximum 6 people. Do not adjust temperature settings.
Pool and hot tub hours: 8:00 AM – 10:00 PM (aligns with quiet hours).
The vineyards on and adjacent to the property are working agricultural land — please do not pick grapes, walk through rows, or disturb equipment.
Bocce court and private trails are available during daylight hours.
FIREPLACES
Four casitas (Northstar, The Bay, Jersey, Main Casita) and the main living room have wood-burning fireplaces. Lanai has an electric fireplace.
Firewood is provided. Do not burn anything other than the supplied wood.
Never leave a fire unattended. Fully extinguish before sleeping or leaving.
Fire screens must remain in place when fires are lit.
During declared fire restrictions or red flag warnings, all outdoor fires are prohibited regardless of structure.
VEHICLES & PARKING
4 dedicated parking spots. Additional parking is available on-property by arrangement.
Do not park on adjacent winery property, neighboring driveways, or along Lopez Drive.
No commercial vehicles, RVs, or trailers without prior approval.
PROPERTY CARE
Treat the estate as you would your own home.
No moving furniture between casitas or rearranging the main house.
Damage caused by guests will be billed at full repair or replacement cost.
Report any maintenance issues immediately so we can resolve them quickly.
Lost keys or unreturned access: $100 fee.
KITCHEN & TRASH
The chef`s kitchen is fully stocked — please clean as you go and run the dishwasher before checkout.
Trash and recycling go in the designated outdoor bins. Bag all trash.
Do not pour grease, food waste, or non-flushables down drains. Septic system is sensitive.
SECURITY & PRIVACY
Exterior security cameras are in place at the main entrance, driveway, and parking areas for property security only. No cameras inside any structure or in private outdoor spaces (pool deck, hot tub, casita patios).
The property is private — please do not invite uninvited guests onto the grounds.
ENVIRONMENTAL
We`re on a private well and septic system. Please be mindful of water use, especially during drought conditions.
Conserve energy — turn off lights, AC, and fireplaces when leaving casitas.
CHECK-OUT
By 11:00 AM, please:
Start the dishwasher
Place used towels in bathtubs or designated bins
Take out trash to the outdoor bins
Turn off lights, fans, and fireplaces
Lock all doors and return keys to designated location
Late check-out fee: $100/hour, by prior arrangement only.
VIOLATIONS
First warning: verbal or written notice from management.
Second violation or serious breach (unauthorized event, capacity violation, smoking, drug use): immediate termination of stay, no refund.
