This turnkey vacation home offers expansive mountain views, a spacious hot tub, an exclusive bar and game den, private river fishing access in the Elk River, and an elevated firepit area with breathtaking vistas. Perfectly situated just minutes from downtown Banner Elk and a short drive to Beech and Sugar ski mountains, Boulder Sky is the ultimate destination to explore, relax, and reconnect with friends and family for a long weekend, week, or month.

Generous gravel driveways provide ample parking for all your guests. Step inside to discover a beautifully landscaped front, leading to a covered porch with rocking chairs—the ideal spot to unwind and enjoy the surroundings.

Inside, the open living room captivates with cathedral tongue and groove ceilings, two grand chandeliers, and a stone gas log fireplace. Comfortable leather couches and cloth bucket chairs make gathering easy, complemented by a 65” TV and a wall of windows showcasing stunning mountain views. During winter holiday season, this area is furnished with a Christmas tree and other holiday decor! All TVs throughout the home offer streaming services, including YouTubeTV, Amazon Prime, Netflix, Disney+, and more.

The well-equipped kitchen boasts custom granite counters, double ovens, stainless steel appliances, and an oversized island with seating for four. The modern dining room seats eight comfortably and is conveniently located off the kitchen.

Step onto the open-air deck from the great room and breathe in the crisp mountain air. Enjoy ever-changing mountain vistas from pub-height all-weather chairs—perfect for your morning coffee or an afternoon beverage. A Weber gas grill and an outdoor dining table for six make al fresco dining a breeze, just steps from the kitchen.

The main level features a spacious master suite with a bay window mountain view, a King bed, and a 55” TV. Its large private en suite bathroom includes granite dual vanities, a tiled shower with dual shower heads, a jetted tub, and a large walk-in closet with built-in organizers. For those needing to work remotely, a dedicated office space off the master closet offers a computer monitor and high-speed 500mbs WiFi. A convenient mud/laundry room with a washer/dryer is also accessible from the master.

On the opposite side of the great room, two additional bedrooms await: one with a King bed and mountain view, and another with a Queen bed. Each offers its own TV and closet. A full bathroom with a granite vanity and shower is shared between them, and a half bath completes this wing.

Descend to the lower level for a truly unique game and hangout space. Enjoy a pool table, dartboard, and a huge leather sectional sofa facing a 70” TV. A beautiful full bar, complete with a second TV, bar/wine fridge, glassware, and four café-height chairs, provides another area to catch a game or cocktail. The fourth bedroom on this level features an en suite bathroom with a granite vanity and offers flexible sleeping arrangements: a queen and twin bunk, and two sets of twin/twin bunks—ideal for a fourth couple, kids, or a family.

Accessed from the lower level, discover an expansive lower deck wrapped around the hot tub, offering even more space for gathering and enjoying additional vista views. Relax in the spacious hot tub with an incredible mountain view! Just a few steps from the front porch, a special firepit area overlooks the home and the mountains, with all-weather chairs perfect for stargazing. A two-car garage provides convenient indoor access. Your rental also includes exclusive catch-and-release fishing access in the private neighborhood stretch of the Elk River (permits and equipment needed).

Perched just 10 minutes from historic downtown Banner Elk, this cabin is only 20 minutes from Sugar Mountain, Hawksnest, and Ski Beech Mountain resorts, and 40 minutes from Boone and other High Country attractions. You and your loved ones are sure to create lasting memories at Boulder Sky!

ADDITIONAL NOTES:
- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided
- Check in is after 4pm and check out is by 10am
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- No smoking inside the home. No trace of smoking left outside the home.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- This home allows up to 2 mature, well-trained dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.
- This home is in a quiet, gated community with full-time residents. RVs and trailers are not permitted and there is a very strict 15mph speed limit on the gravel roads.
- Firewood for the outside firepit may be purchased from us with minimum 7 days' advance notice, at $25/day. A day's supply is 2 bundles and 1 Firestarter log.
- Please note that the distances shown on VRBO's map feature are measured in a straight line rather than actual road travel distances and times. We cannot change their setting for this, and encourage all guests to independently verify distances to desired destinations.

CANCELLATION POLICY:
Bookings canceled 60+ days before arrival will receive a refund of the deposit.
Bookings canceled within 59 days of the arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
All bookings are subject to a $50 cancellation fee.
