Note: We love welcoming your furry companions! Small pets under 10kg are welcome with prior written approval with a maximum of two dogs per booking. To keep the home fresh and comfortable for everyone, we simply ask that pets stay off furniture, beds, and carpeted areas - bringing along their favourite dog bed will help them feel right at home. As long as these pet-friendly guidelines are followed, everyone can enjoy a wonderful stay together. Failure to comply may result in additional cleaning fees being applied.

Broke is a cute and quiet town in the beautiful Hunter Valley region.
You will love the stay here and the small-town feel. The town is safe at all times of the day and night and most people would not lock their front doors.

The town has a great selection of places to eat and drink and you will thoroughly enjoy your stay here.

Internet: Due to the rural location of the property the internet can be intermittent.

Outdoor Firepit - It is the guest responsibility to be aware of NSW Fire Regulations. We do not allow the use of the firepit between October - April.

Water: We want to remind you that you will have to bring water to the house as we strongly advise not to drink any of the tap water unless you boil it first.

Pets: Pets are welcome with prior written approval from the Host. We allow small pets under 10kg, with a maximum of two dogs per booking. Pet conditions must be followed at all times. Pets are not permitted on furniture, beds, or carpeted areas, and we recommend bringing your own dog beds for their comfort. Failure to comply with these conditions may result in additional cleaning fees being charged.

Tiny Home: Please note there is a tiny home nearby. The tiny home will not interfere with Janie's Cottage nor your privacy when booking. The tiny home is located in a separate nearby paddock and cannot see the main house due to a large shed blocking the main house.

Rural Property: Please note this home is located in a rural area. Although the home has a regular pest service you may still encounter, bugs, insects, spiders etc.

Noise Policy: We always follow strict noise regulations and ask you to be respectful and considerate. Strictly no parties or gatherings are to be held in this property. Any breach of these regulations may result in eviction without a refund of the remaining funds or deposit.

Age Limit: We do not accept reservations for groups with travelers under the age of 23 years unless a specific exception has been approved. Travelers under the age of 23 that are traveling with a family group with a parent are more then welcome to stay with us.

Supplies: A complimentary welcome pack will be provided that includes several single-use items to get you started including tea, coffee, sugar, creamer, soap, laundry, and dishwashing supplies. For extended stays, please bring extra provisions.

Listing Cancellation Policy:
Cancellations made less than 30 days before check-in will forfeit 100% of the booking value.
