The Space:

The studio features a queen Murphy bed with fresh linens for two guests. The full bathroom includes a single vanity and glass walk-in shower. The kitchen comes fully equipped with stainless steel appliances, stone countertops, wood cabinetry, cookware, and dining ware. A high-top island offers seating for meals. The living area has a plush sofa and mounted TV with streaming available. Step outside to your private patio for morning coffee or desert sunset views. Washer and dryer are in-unit for your convenience. WiFi keeps you connected throughout your stay. 🏔️ During winter months, the mountain views are crisp and clear, while summer evenings are warm and dry, offering ideal conditions for outdoor relaxation by the resort pools. The resort amenities include two pools, a hot tub, tennis courts, pickleball courts, BBQ areas, a firepit, and a fitness room. Parking accommodates two vehicles in the garage and driveway, with RV parking also available. Dogs are welcome with advance approval.



Guest Access:

You'll receive a QR code to scan when entering and exiting the gated community. The code will be sent to the email and phone number associated with your reservation. Garage and driveway parking is available for 2 vehicles maximum, plus RV parking space if needed. Please provide vehicle details (make, year, color, license plate, and state) to guest services for HOA security purposes.



The Neighborhood:

The home is located within The New Vineyards gated resort community in Coachella. Downtown Coachella is a 10-minute drive, offering diverse shopping and dining options. The El Paseo shopping district in Palm Springs, known as the Rodeo Drive of the Desert, is 35 to 40 minutes away and features designer boutiques, art galleries, and upscale restaurants. Several golf courses are nearby with desert mountain backdrops. The Palm Springs Aerial Tramway is accessible within 40 minutes. Nature trails for hiking, horseback riding, and biking surround the area, along with hot springs and spas throughout the valley.



Getting Around:

Downtown Coachella is 10 minutes by car. Downtown Palm Springs and the main shopping district are 35 to 40 minutes away via Highway 111. The Palm Springs Aerial Tramway and mountain trailheads are approximately 40 minutes from the property. The Coachella Valley festival grounds are a short drive depending on your exact destination within the valley.



Other Things to Note:

• Pets welcome! Dogs only, maximum 2 dogs 40 lbs or less. $150 flat pet fee required after booking. Contact Customer Care to add. No cats allowed. Please pick up after your pet.

• Washer/Dryer: In-unit

• Parking: 2 cars maximum in garage and driveway, plus RV parking available

• Fireplace: Not available for guest use

• Quiet hours: 9pm to 8am. All noise must be contained during these hours out of respect for full-time residents

• No parties or loud music

• Street sweeping: On the 15th of each month, no street parking permitted. Park in garage or driveway
