The Space:

You'll arrive via a private driveway set above the home, with approximately ten steps leading down to the front entry. The setting feels quiet and wooded, offering privacy while remaining directly across from Holiday Valley.



The main level is designed for gathering and entertaining. The stainless steel kitchen was originally designed by a former professional chef and is exceptionally well suited for cooking meals for large groups. It includes a full-size traditional refrigerator and a standard residential dishwasher, making extended stays and shared meals easy and practical. A round kitchen table seats four for casual dining, while a traditional dining table nearby seats six. With additional chairs available, the dining setup can comfortably accommodate up to twelve.



Just beyond the kitchen, the sunken main living room offers a comfortable place to relax after a day outdoors. The space includes ample seating and a 75-inch Roku TV for downtime or movie nights. A wood-burning fireplace is present in this room but is not available for guest use. A wet bar on the main floor adds convenience for entertaining and keeps the living area uncluttered.



Head upstairs to the second floor, where three bedrooms and two full bathrooms are thoughtfully arranged. The primary suite features a king bed and a privateen-suite bathroom. A second bedroom includes a full bed, while a third bedroom offers a king bed.Each of these bedrooms has its own Roku TV, allowing guests to unwind independently.



The third-floor loft serves as a fourth bedroom with two double beds. This space maintains the open chalet-style character of the home and comfortably sleeps older children or adults.



Head down to the basement to find a second living space designed for relaxation and recovery. This level features a spacious lounge with a 65-inch Roku TV, with Spectrum cable available through the Roku app. A private sauna provides a great way to unwind after skiing, hiking, or biking. The third full bathroom is located on this level, along with an elliptical machine available for guest use.



During the warmer months, the wraparound deck becomes a highlight of the home. Overlooking Holiday Valley, it offers seasonal views and a peaceful place to enjoy morning coffee or evening downtime. Mature trees surround the property, reinforcing the mountain setting.

Guests have full access to the home and outdoor areas. A small number of closets are locked for owner storage. Entry is via a secure smart lock for easy self check-in.

The home is located directly across from Holiday Valley Resort, one of the area’s premier four-season destinations. Tannenbaum Lodge is approximately an 8-minute walk along Holiday Valley Road. The Village of Ellicottville is just a three-minute drive away and offers restaurants, shops, and year-round events. The area balances resort proximity with a quiet, wooded feel.



Getting Around:

Year-round: A car is recommended for getting around the area.

Winter ❄️: Driveway parking comfortably fits three vehicles.

Summer ☀️: Parking expands to accommodate up to five vehicles.
