The beach - Bockaberg Private Resort & SPA

Summary:

The private beach resort is located directly on the banks of the Uspen, with a private beach, jetty, event space, relaxation house, cabins, sauna and jacuzzi. You can rent the entire 1-hectare area for yourself. The airport and the city of Gothenburg are only 25 minutes away, yet it offers a feeling of breathtaking tranquillity.



The Space:

The property is a unique lakeside retreat at the foot of Bockaberg, designed for larger groups, events, and extended stays in nature.



In total, up to 52 guests are included in the base booking, with the option to expand up to 88 guests by adding additional houses.



Sleeping arrangements are spread across several buildings:



– Lake Lodge: 14 bedrooms with 44 beds (6 showers and three separate toilets)

– LakeHall: event space with lounge, kitchen, 2 showers, toilets and 2 additional double bedrooms

– Forest cabins: 3 double-bed cabins (6 beds total)



Optional:

– Master cabin with double bed, private bathroom, and kitchen (increases capacity to 54 guests)

– Ladhus I & II up the hill with 16 and 18 beds (total capacity up to 88 guests)



All beds are either high-quality boxspring beds or bunk beds with thick memory foam mattresses. Each guest is provided with fresh linens, towels, a duvet, and a pillow.



The private lakeside sauna with jacuzzi (spacious for 16 people) can be booked exclusively. It includes showers, a changing area, and direct lake views.



The entire property is connected to high-speed fibre internet (1000/1000) with full WiFi coverage across indoor and outdoor areas.



Guest Access:

What is included?

The hire of this location includes:



1. exclusive access to the Lakehall (cooking, lounge, event)

2. a fully equipped professional kitchen, seating and tables for 60 people

3. exclusive access to the Lodge (14 rooms and 42 beds)

4. exclusive access to three cabins (each with a double)

4. exclusive access to the lake property

5. beach volleyball court, as well as an outdoor table tennis table

6. all utilities such as electricity, heating and water are included in the price



The Lakeside property is yours alone. We have a cabin for our custodian. The lakeside sauna can also be booked by Ladhus One guests, but we will arrange this with you.



The Neighborhood:

Lake Uspen is huge and has only 3 other private properties on the shore. Thus, one is very undisturbed here. There is also an adjacent side lake of the same size. The area is typically Swedish, some horse owners in the area. Floda is accessible by bike and offers besides supermarkets also lunch and train to Gothenburg!



Getting Around:

The complex is divided into two parts, with two holiday homes at the top - Ladhus I & II on the Bockaberg and the Lakeside Event down by the lake.



Parking:

When you arrive, you can park up to 8 cars at the Lakeside Event, all other vehicles can be parked on the Bockaberg. Bus travellers get off at the top as there is no space to turn round at the bottom.



Fishing:

You can buy a fishing licence online by following the link in your boarding pass. You can also hire canoes there. Use life jackets for you and your loved ones!



Outdoor lighting:

Each house is beautifully lit, as is the road down to the lake, and the entire lakefront is lined with beautiful bulbs. The outside lighting is automatically controlled by the reduced daylight. You can ask us to customise these times.



Campfire:

We have two explicit fire pits where you can sit together cosily. One is by the lake, by the stones in front of the large hall. The other is on the hill behind the gravelled area. You can get wood from the forest, use the dry wood. Outdoor fires are only allowed in the fire pit and are prohibited during the dry summer weeks.

✔ Voucher for a discounted sauna session at the Lake Spa, exclusively for 3 hours

✔ High-speed fiber internet (500 Mbit/s) with access points throughout the house.

After your booking, you will get access to our digital house manual. It includes all important information, optional add-ons (upsells), and support for planning your stay as well as check-in.



There is always one of us on site to assist you with any technical questions. We will also do the check-out together with you to ensure everything runs smoothly
