Arniss Farmhouse - Five Bedroom Cottage, Sleeps 12

Arniss Farmhouse is a 19th Century Farmhouse boasting a superb location with direct access to the New Forest and breath-taking views of open countryside. It’s open plan layout accommodates 12+ 4 guests making it the perfect base for friends or extended families to come together to enjoy the New Forest. The Farmhouse is in the quiet hamlet of Godshill accessed down a private lane and sharing it’s enviable position with a working riding and livery stables.

The ground floor has a large open plan lounge with wood burning stove, a dining area which comfortably seats 12, a conservatory, a large well-equipped kitchen, a utility and cloakroom, a games room, and a double bedroom with en-suite shower, ideal for those with mobility difficulties. Facilities include two Smart TVs with Sky, WiFi throughout. On the first floor there are 1 double bedroom with en-suite showers, 1 ensuite bedroom that can either be a kings size or 2 singles, a large family bathroom and a twin room. The second floor attic has 4 single beds. The front bedrooms and loft have stunning views of the New Forest.

Outside there is a BBQ and patio with seating for twelve, private gardens, fully enclosed dog proof paddock and ample parking.

Beautiful walks and cycle routes are all literally on the doorstep, with deer grazing in the surrounding fields. There are two pubs and cycle hire within walking distance. The town of Fordingbridge is a short drive away with supermarkets, shops and a selection of pubs and takeaways.

A wonderful Welcome pack is provided including a bottle of Prosecco, New Forest Spring Water locally produced Tutti Fruity Jam, Fudge, Biscuits, Milk, Tea & Coffee. Also a discount Go New Forest card to be used locally which can provide discounts when used with participating businesses.

Hot tub a 4 person hot tub is available on request at a cost of £325 for a weekend and £400 for the week.
One acre paddock available to bring your own horses at £150 per horse with direct rides out into the New Forest and is
adjoining an existing equestrian facility.
Additional accommodation in Arniss Lodge that sleeps 6.
Also available is a separate en-suite bedroom annexe that can sleep 2 either in a king size or twin beds for 15% of the rental of the Farmhouse and a charming Shepherds hut that also sleeps 2, again at 15% of the rental. EV Charging now available please ask for details.

Facilities and Services: Oil fired central heating and electricity included. Travel cots, 2 high chairs and stairgates available on request (but please bring own cot bedding), dogs welcome, paddock. Garden with patio and barbecue area. Bookings are Friday to Friday for 7 night stays, Friday to Monday for weekend stays, and Monday to Friday for mid-week stays.

There is a £250 refundable security deposit to ensure against damage, pets are charged at £40 each

Logs are charged at £7.50 a bag.

Whilst it walking distance to amenities such as Sandy Balls it is advisable to hire a car to get the most from the area. Alternatively cycle hire is available from the town.
By Car:
From Salisbury: take the A338 south to Fordingbridge and Ringwood. Bear left off the A338 at the main exit to Fordingbridge. The exit slip road turns back to a T-junction with the old Southampton Road.
From Ringwood: take the A338 north to Fordingbridge and Salisbury. Take the exit to Fordingbridge the exit slip road ends at a T-junction with the old Southampton Road.

Bus Route is X3 from Ringwood or from Salisbury with stop at Fordingbridge Hillwood Car and Fuels then 14 min walk up Southampton Road towards Godshill
