They are in the process of remodeling as of October 2025 and so there's boxes all over the place along with old furniture in the parking lot. The pool is closed and doesn't appear they're going to fix it anytime soon. The room we stayed in looked like it was updated but in a hurry. The bed looked new but was pretty firm so not as comfortable as most hotel beds we've tried. The room looked mostly clean but not completely clean (makeup amudges on the wall in the bathroom, crumbs under the TV cabinet).

Franklin Inn and Suites was in the process of some renovation during our stay, with new furniture wrapped in plastic stored in the lobby, etc. However, this had no impact on our stay, and the the room we stayed in appeared to already have been renovated, which was a plus. Staff was friendly, and Franklin Inn and Suites suited us just fine for a 1-night stay.

An okay stay

It was so so. Not sure if our room was in the middle of the remodel or finished and just not finished well. But the people at the front desk were really nice, and breakfast was filling.

Overall, the Franklin Inn was alright for a stay in the Franklin, TX area. I was a little disappointed by the amenities (ie the breakfast and design of the room). Maybe they are going through a construction process but the walls seemed a bit dated and the fan in my bathroom didn’t work. However, the hotel staff was extremely kind and helpful!

We were in town for a 3-day baseball tournament, and this is an honest, detailed review of our experience. I’ll start with the good: The hotel staff (which appeared to be only one lady at the front desk and a maintenance guy) were very friendly and helpful. The AC worked well. The not-so-good: The hotel is going through a renovation, which we knew when we booked. However, the renovation materials were spread out all over in hallways, stairwells, wherever they could find a place. The shower rod and curtain came crashing down in the middle of a shower, water went everywhere. Maintenance was quick to come inspect but had to come back later to remedy because he had 3 other rooms in front of us and he had to leave to go buy the parts. Room was pretty dated in general. Mattresses were old, box spring style, but actually not too uncomfortable. Maintenance guy told us he had to buy 4 mattresses while he was out getting our shower rod. The sheets would not stay on the bed and we had to constantly pull them back up. The breakfast was pretty basic, but less than you’d get at a chain hotel - cereal, muffins, fruit, waffles. Front desk lady was also trying to keep up with replenishing breakfast items. A hotel guest who said she had her food handlers license and experience working in hotels ended up jumping in to help wipe down table and counters. Within 10 minutes of getting in the pool they informed us it was closed for maintenance and it did not reopen while we were there.
