Welcome to Summery Judgement, a brand-new, custom-designed luxury beachfront property crafted for unforgettable family vacations. Please note, we do not accommodate Events, Parties, or Proms – this home is thoughtfully curated for relaxing family retreats.
Boasting 5 spacious bedrooms and 5.5 beautifully designed baths, this upside-down layout maximizes breathtaking ocean views. The top level features an expansive open-concept living, dining, and kitchen area, alongside a master suite with a private en-suite bath. The modern coastal design shines with upscale furnishings, marble countertops, a 75” TV, and a grand fireplace — the perfect space for gathering and making memories.
The lower level offers another king-sized master suite with a luxurious double sink and rain shower, two queen bedrooms with private baths, and a custom bunk room with two queen and two twin beds, ideal for kids or groups. Each bathroom evokes a spa-like atmosphere with quartz countertops and carefully selected designer tiles for ultimate relaxation.
Designed for multi-generational families or groups of friends, the home includes thoughtful amenities: a 3-stop cargo/elevator lift for groceries and luggage, Dish Network TVs in every room, and high-speed Wi-Fi. The fully stocked kitchen makes preparing family meals a breeze, while the expansive decks — 1,600 sq. ft. on the first level and 1,000+ sq. ft. on the second — provide ample space to unwind. We love this house. It’s perfect for a large family or for a couple small families. The bunk room is super fun for the kids. The upper deck is perfect for dolphin watching. We love the little beach directly in front of the house. Paul is super quick to respond.

Awesome house for extended family

My brother and I rented the house to celebrate my dad’s 80th birthday! There were 10 of us and the house accommodated all of us comfortably. It’s beautiful and very clean. Couldn’t ask for a more relaxing weekend.

Perfect Family Beach Weekend Getaway

Amazing Beach Getaway!

The moment I saw this house on VRBO, I fell in love. It’s beautiful! Plenty of room for a large group. 4 of the bedrooms were en-suite which was perfect for our group. Great bunk room for the kids. The beach is just a short walk down the road. We had the best time! The host was easy to get hold of which is always a plus. We definitely want to visit this house again. It’s absolutely five stars!

Perfectly appointed

We were a multigenerational family plus pet enjoying time together on a busy holiday weekend. The home is in a perfect spot away from the crowd with a more private beach alcove - full of blue crabs, sea snails and other fun critters. The house is very comfortable, spacious clean, fancy and fresh with thoughtful touches and ocean-themed art and decor. The freight lift/elevator, green lights and wine fridge were much appreciated extras. Not a single complaint!

Perfection!!!

We had the most amazing time, in the most stunning absolutely gorgeous home. We came with family, friends, the grandbabies and our fur babies. So much room for everyone to stretch out. The beds were so comfortable and the views are breathtaking. Paul makes everything so easy for simple check in and out, making you feel like an old friend.We will definitely be back. This house has everything you could ever need. Every room was amazing. Not to mention Paul was an amazing host. We really enjoyed our stay and look forward to coming back. The only complaint is that our vacation time came to an end but it is definitely on our list of places to come back.

Perfect Getaway!

We had a wonderful three generation experience at this lovely home. The lift for all of our gear made moving in and out soooo much easier. The views from both decks was amazing and we all had room to separate and come together. All the kids on the 2nd floor (3 months to 34) and grandpa and me on 3rd (main level)! Kitchen fully equipped - big island to accommodate all for coffee/breakfast and great dining room table for lunch and dinner. The dogs enjoyed the fenced yard and got lots of exercise running up and down the stairs. HUGE TV in living area enjoyed by all - Four year old LOVED movies on big screen. Beverage frig was large and allowed us to fill up the frig/freezer with just food. All bedrooms ensuite except bunk room which had a great hall bath with bathtub for the kids! Washing machines lifesaver for 3 month old bibs/clothes/blankets/clothes. Would be great for girls weekend; family; friends. Just lovely. Book and enjoy!

Beautiful home / great location

The home is absolutely beautiful, new and in a great location. Communication with the owner was easy and effective. Our family included three generations and everyone loved the time on the beach. The only frustration was getting the deposit refunded through VRBO. I would highly recommend this home for large groups.

Great Family Beach Getaway!

This is our second time staying at one of Paul's properties and it didn't disappoint! The property is gorgeous and right on the water. The kitchen was perfect for us to make meals and we all had our own space inside the house. The balcony was amazing for watching the waves and wildlife as well. We hope to be back again and would recommend this property to others wanting a relaxing vacation on the beach.

Amazing

The house is so beautiful and it had everything we needed. The area is spectacular... we loved the sound of the waves, we enjoyed walking alongside the beach, and we even saw dolphins on the water. Our Cozy Retreat

What a beautiful beach house for a cozy weekend vacation with family and friends! We adored every detail of the house. The kitchen was so well-stocked, it felt just like home. The kids loved the bunk beds and the wall-mounted TV. Enjoying the sea view from the kitchen counter during breakfast was a highlight. Plus, there’s plenty of seating on the balconies to enjoy the waterfront view under the shade. Paul was always quick to respond and very friendly whenever we needed something. It’s a quiet and friendly neighborhood, perfect for a family-friendly vacation.

Our happy place!!

This is our new dream vacation home. The owners thought of everything. All the kitchen gadgets you can think of: 2 crockpots, ice cream maker, blender, even a stand mixer!! The best sunrises and dolphin watching. Paul was very quick to respond and a wonderful host. Couldn’t ask for anything more.

Completely Perfect!

Wow! What a beautiful, classy property. I am so happy to have found this beach house. Everything about it is top of the line Every attention to detail has been very carefully thought out and it shows (the towels are even amazing)! We loved the family friendly, quiet neighborhood and location of the house. We had groceries delivered from HEB, therefore, we had absolutely no reason to leave at any time! I am certain that you will not be disappointed with this home. The only disappointment is when you have to leave. Looking forward to returning soon!

Peaceful luxury retreat

The house is amazing and had everything we could ask for during our weekend stay. There are lots of chairs to lounge in at the beach and ample seating on all of the huge balconies if you wish to enjoy the waterfront from a shady spot. We throughly enjoyed having a few drinks on the balcony at night listening to the waves and playing corn-hole. The kitchen is well stocked with necessities and it was very nice having a drink fridge in addition to the stand fridge which is a rarity in rentals. Entertainment for the kids at first was rough as the wifi was out for kuch of our stay due to some recent poor weather in the area, but the collection of brand new board games really allowed us to spend some rare quality time with them away from electronics and phones. All in all this home is a wonderful stay in a wonderful location for the Texas coast.
