~Check-In and Check-Out~

Our standard check-in time is 4:00 PM, and check-out is at 11:00 AM. We do our best to accommodate early check-ins and late check-outs based on availability, although we cannot guarantee them.

Please note, late check-outs beyond the standard time will incur an additional fee of $25 per hour. This fee is necessary to facilitate arrangements with our cleaning team to ensure each guest enjoys a fresh and welcoming environment.

~Property Security Notice~

To ensure your safety and protect our premises, we have installed surveillance cameras outside the property. These cameras are active and record audio and video during your stay. Please note that there are no cameras installed inside the home for your privacy and comfort.

~Guest Satisfaction and Property Conditions~

Your comfort and satisfaction are our top priorities. Should you encounter any issues during your stay, please inform us within 24 hours so that we can promptly resolve them. Please note, we do not provide refunds for unforeseen circumstances such as severe weather, construction, or power outages

The property was convenient to our groups stay in Houston and we did not waste time in traffic. I would suggest the poating be advertised as hosting 12 people comfortably rather than 18 or 16. The property was clean and perfect for our Ladies Weekend!

The property itself was nice. We had a group of 18 which the property said that it accommodated. Technically, it did, but that required one person to sleep on the couch which wasn't a sleeper sofa and didn't have any sheets on it. There were several times that I needed to reach the host, but didn't get a response for several hours or even almost a day. That was frustrating. When I did talk with him, he was very helpful, but when we were experiencing problems, we kind of needed it dealt with right away. The house is definitely the nicest on the block. We were thankful for the driveway gates and the alarm system on the house!

I booked this property during a recent family stay in Houston for my niece's college graduation and unfortunately had to leave within 10 minutes of arriving. As soon as I opened the door you could smell the horrific scents within each unit, one side had a very strong cat urine smell and the other smelled heavily of marijuana. There were numerous air freshener plug-ins throughout the homes, which made it clear this was an ongoing issue they were trying to mask, but they did not cover the odors.Three members of our family have asthma, and I am allergic to cats, so staying in the property was not safe for our health. We didnt unpack, touch or use anything in the home. For the 10 minutes we were there, we searched for hotels.The neighborhood also felt very unsafe. One of the gates was not functioning properly, which would have made entering and exiting the property difficult.I contacted the owner right away. He initially suggested bringing air fresheners, then later suggested opening the windows and leaving them open to air out the smell. I informed him that we had already left the property and wouldn't be returning. The property has a Ring camera, so he could verify that we arrived, immediately left, and never returned.When I requested a refund, Tobi told me I needed to contact VRBO. VRBO then informed me that the owner needed to approve the refund. Despite knowing we never stayed at the property, the owner denied the refund request. We paid for this house AND 5 hotel ro
