The Space:

Living Area - The living area is open-concept with tall ceilings, wood beams, over-sized sectional sofa & accent chair, floor-to-ceiling windows, wood burning fireplace, Smart TV with access to streaming services, and easy access to back patio, pool and hot tub.



Kitchen - The luxury gourmet kitchen is fully stocked with everything you need to make meals at home. The space also includes a large island with seating for 4, stainless steel appliances, double oven, dishwasher, convenient pot filler, ice maker, coffee pot with complimentary coffee, blender, toaster, crock pot, baking dish, cookie sheets, roasting pan, hand mixer, and a large dining table with seating for 8.



Master Suite - The master suite boasts a king bed, ensuite bathroom, Smart TV, large walk-in closet to keep your belongings organized, tall ceilings, ceiling fan, and separate entrance to patio and hot tub. The ensuite bathroom has a double sink, soaking tub, large walk-in shower with complimentary shampoo, conditioner and body wash.



Guest Bedroom 1 - This bedroom is equipped with a king bed, Smart TV, ceiling fan, and closet.



Guest Bedroom 2 - This bedroom is equipped with a king bed, Smart TV, ceiling fan, and closet.



Guest Bathroom - The bathroom is equipped with a double-sink, spacious walk-in shower, and complimentary shampoo, conditioner and body wash.



Laundry Room - Full-size washer & dryer with complimentary laundry pods and fabric softener, sink and storage space.



Game Room/Second Living Room - This entertaining room has private access, two sofas, a pull-out sofa bed & futon, large Smart TV, air hockey table, and its own access to the backyard and pool. Just off the room is a large bedroom (Guest Bedroom 3) with 2 queen beds, ensuite bathroom, and separate garage access.



Guest Room 3 - This room consists of 2 queen beds, large windows overlooking the backyard and pool, closet, Smart TV, and ensuite bathroom. The ensuite bathroom has private access to a walk-in shower with complimentary shampoo, conditioner and body wash, and has its own washer & dryer.



Outside - The home has a spacious backyard, swimming pool with slide (must use the hose for water on the slide), lounge chairs, hot tub, grass area, covered patio with ceiling fans, outdoor seating & dining table, propane BBQ and a fire pit.



The home has a spacious driveway and one large garage providing ample space to park vehicles, trailers, ATV's & bicycles.



**Please be aware that this property is not suitable for young children or toddlers as there are 4 exits/entrances that lead out back to the pool area.** The pool is not fenced off and is easily accessible. There will be a waiver to sign before booking for insurance purposes. Please keep in mind that the pool is closed during the winter months. Depending on weather, the pool closes around mid-October and opens back up sometime Middle of April to 1st of May. Our pool is weather dependent because it's heated with a heat pump and solar panel. Hot tub is open year round.

The Neighborhood:

Dive Into Adventure is located in the Kanab Creek Ranchos, a very family friendly neighborhood nestled against the hills surrounding Kanab. It's a short drive to Ranchos Park, which has a playground and plenty of space to relax and play your favorite games in the large, open, grassy space. The park also includes a walking trail - perfect for going on a stroll with your loved ones!



There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting and K-hill, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides (must use the hose for water on the slide), splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops. We love some of the local tour companies; they can make your travel time far more productive and enjoyable. Many of them even offer early morning pick-ups from Kanab.



Equestrian and biking trails are also available.



Getting Around:

This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell, as well as the north rim of the Grand Canyon.



Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places.



Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away.



Other Things to Note:

Cancellations Terms: Please be advised there is a 3% cancellation fee regardless of the cancellation date.



**For the safety of our property and also our guests, we've installed outdoor security cameras around the entire property. No parties allowed, quiet time is from 7am-10pm. Some of the cameras are monitoring the front/back door as well as the hot tub and pool.



**Please remember the pool is closed during the winter months. The pool generally closes around mid-October and opens back up in May. The pool is heated with a heat pump and it can only heat the water as warm as the outside air temperature. Hot tub is open year round.
