Living Room:
The living room offers a peaceful atmosphere with plenty of seating on the cozy sectional couch! A large Smart TV is provided for all your streaming needs as well as overhead lighting and extra throw blankets. Additionally, there is a record player with a selection of vinyls if you happen to prefer listening to music over watching TV! There are also weights and yoga mats free for guests to use as they please!

Four large bath towels and washcloths along with hand towels and dark makeup towels are provided for convenience.

This protection plan is $45 for all stays under 29 nights, and is included in the cost of your booking. Stays 30-59 nights will be required to pay an additional insurance premium of $305 directly on our website. Stays longer than 59 nights will be separately charged for damage protection extension at the rate of $130/30 days. Please note, guest screening is also required for any bookings made through VRBO or direct. Once your booking is confirmed, you will be contacted by Safely to complete an identity verification before your reservation date for any direct or VRBO bookings.

*MINIMUM AGE REQUIREMENT - Guests must be at least 25 years old to book a Cozy in KC property.

*PARTIES - All gatherings must be limited to 6, this is monitored and guests violating this rule will be charged a mandatory $700 fine. NO EVENTS OR PARTIES ARE ALLOWED.

*PETS - We do allow pets with host approval. If you are planning on bringing a pet please notify us once you complete your booking. There is a $75 fee for one pet or $125 for two that is collected once the booking is confirmed and paid in full. (Guests are required to pick up after their pet, host provides dog bag stations.) This home has a fully fenced backyard. There is a $500 fine for any unauthorized pets.

*CANCELLATION POLICY - Guests can receive a full refund minus processing fees (approximately 4%) if they cancel up to 5 days before check in. No refund will be provided if cancelling less than 5 days before check in.

*RENTAL AGREEMENT - We require all guests to sign a rental agreement outlining all house rules once booking is confirmed.
