We fell in love with this place directly from the video.
We liked everything, ITS MAGNIFICENT SEA VIEW, the private swimming pool opening onto a solarium, the terrace with a large convivial table and the spacious rooms with adjoining shower room.
It will surprise you with its living room open on two sides, one facing the sea and on the other side a magnificent, very Romantic and shaded interior courtyard.
Two minutes from the magnificent Friar's Bay beach, it has everything you need for an unforgettable vacation, with family or friends. It can accommodate up to 8 people, i.e. 6 in the villa in the 3 bedrooms + 2 people in 1 independent studio with increased rate. The studio is of course available at any time with an additional price.
Our property also includes two studios at the rear of the villa and an apartment at the bottom of the villa. These accommodations are completely independent with their entrances and their private space. And why not also rent them for a family addition?

when you rent it the pool and the garden is just for you and your family.

The laundry room is independent and can be shared by Julia who remains discreet if necessary.

We will also come twice a week to clean and check the pool (we have access from outside, no need to be present and we do not enter the villa).

We stayed as three adult couples and had a wonderful experience. The ocean view was beautiful, the pool was very nice, and the kitchen was stocked with everything we needed to cook. The bedrooms had AC, which was appreciated, though there was no AC in the rest of the house.A few things to note: the lack of screens on the windows and sliding doors meant mosquitoes could get in, and they were quite bad during our stay. Also, having only two toilets for three couples was a bit inconvenient. The house is about a 10-minute walk to Fryers Beach, which was very convenient.Would recommend for a relaxing holiday.

Where do we even begin. The home was gorgeous and very well appointed with a fantastic view overlooking the ocean. Lots of nice retractable awnings for shade as well. Julia was a great host. Very responsive and accommodating to all of our needs. The turtles she has in the yard were a big highlight for us. Watching them eat and roam everyday was so fun to watch. She has many of them big and small. The beach is about ten minutes walk from the house to get to friars bay and then another 8 minutes over the mountain to happy bay( worth the walk). Happy bay is the nicest beach we saw by far all over the island. Very serene and quiet and untouched almost by tourism which was refreshing to see. The pool at the villa was great and so refreshing to hop into after long days at the beach. I would 1000% percent stay here again and highly recommend to my friends. Great vacation all around and we are so happy we chose to stay on friars beach vs other more popular beaches. Less hustle and bustle. Thank you Julia for the fantastic stay. You are an amazing hostess!

Overall the property was Amazing. The host was very welcoming and accommodating. We loved being within walking distance of Friars Bay and happy Bay. Navigating to the property was easy as was parking at the property. The property was well equipped with everything you need to be able to cook your own meals. The pool was nice and clean, however cold enough that we didn't spend much time in it. Would be amazing if it was heated. The Wi-Fi was a little spotty depending where you were. However, we were on vacation and didn't care One thing worth noting is only one of the bedrooms has a full ensuite with toilet. The first bedroom in the property has a shower but no toilet. The second bedroom a full ensuite with shower and toilet. The third largest bedroom has a really nice bathroom, however, the toilet is outside the room by the living space. Didn't detract from our experience but it is worth noting. We would definitely consider returning.

A must stay in SXM

Great Location!

The property manager, Julia, was very friendly and helpful during our stay. The house has a wonderful outdoor space with a private fenced yard, pool and outdoor seating. Since the house is located on the island's leeward side, you can view beautiful sunsets and access the more sedate beaches. Grand Case, on the coast just north of the home, has some wonderful French restaurants. We had a great stay!

Fabulous villa!

We spent a week in Kyla’s villa during Christmas high season. Host Julia was very gracious, accommodating and helpful. Home is as shown and well appointed. Lovely views and all the bedrooms were great for family and friends. We enjoyed the open space and then the private bedrooms with air conditioning. Easy walk or drive to fryers bay. Don’t miss happy bay via small hike. We had a car and went easily to island Sites and other beaches. Cistern water turned out to be a plus since the public water workers went on strike. We had no outages while there. Highly recommend!

Beautiful and peaceful

The pictures don’t do it justice; this property is beautiful and the view is stunning. Located in a quiet neighborhood on the French side of the island, just a short 2 minute drive to the amazing and peaceful Friars Bay Beach. Bedrooms and living room are spacious and we loved eating in the open air dining area and opening up the house to the wonderful breeze every day. Turtles on the property were friendly and provided entertainment for the kids. Kitchen was well stocked and had everything we needed for cooking meals.

Super coucher de soleil !

La villa Kila possede une super vue sur la meret les couchers de soleil’ Elle est située dans la savane, un quartier délabré en reconstruction. Il n’est pas agréable de se rendre à la plage en marchant. La plage de Friar’s baie est tres belle, au calme avec in rest du midi super bon La villa manque d’amour ! Les murs devraient être repeints, le fauteuil du salon inconfortable et trop usé .La vaisselle , la verrerie et les poêles à frire sont à remplacer . Il n’y a pas de système de son . A notre arrivée, la gestionnaire nous a avisé que l’eau etait potable puisqu’elle etait raccordée à la ville suite à un bris mais habituellement, l’eau n’est pas potable . On s’attendrait à mieux pour une location de cette valeur Par contre, la climatisation dans les chambres fonctionnent tres bien, la piscine est tres agreable et l’environnement tres calme .

Life at The Villa

Our stay was great, next to Friers Bay Beach and Happy Bay Beach. Home was nice with updated kitchen appliances and beautiful pool with amazing views. Short distance to Marigot and Gran Case for excellent French cuisine and shopping. Julia was an excellent host and was available if needed Was an excellent place to spend with family!

A Pretty Home in Friar's Bay

We travelled with our 3 children in their mid-20's. The location is in a secluded neighbourhood with Friar's Bay Beach within a 10 minute walk. It is rather isolated. Julia, the property manager, was wonderful- attentive to all our needs including going out of her way for a late check out. The home feels brand new and the property has independent accommodations attached to it in case for different size groups. Lovely interiors! The kitchen was fully equipped. We enjoyed the beautiful garden and pool and especially, the lovely seaview in the distance. The compact floor plan was interesting but the Master toilet was located outside the bedroom and was shared by the 3rd bedroom- it was a bit unusual. Our ONLY real issue we were mosquitoes in the dining room on the terrace and in the living room (no aircon in the living room). The electric fans helped. Nevertheless, we very much enjoyed our Christmas at Kyla's Villa. Thank you, Julia! And thank you for the generous welcome basket!

Fantastic House

The accuracy of the listing is superb and the photos do not actually show the overall beauty of the location overlooking Friar's Bay Beach. We found the home's open floor plan filled with ocean breezes daily. It is a quiet area and easy to get to several beaches and great local restaurants. We have been back for a week and count this vacation as one of the best ever, and Julia and the house played a large part in a fantastic getaway.

A perfect home away from home

We thoroughly enjoyed our month long stay at this beautiful villa. We are already missing the lovely ocean views, the picture perfect sunsets, the short walk to two of the best beaches on the island, the resident tortoises and all the comfortable amenities that made our stay so fabulous. The villa is very well equipped and Julia, the property manager, went out of her way to accommodate any request. She even bought a high chair for our little grandson. The beds are very comfortable and all the bedrooms have AC. We loved how the space was indoor/outdoor with the large sliding glass doors. We spent a lot of time on the decks and around the saltwater pool. The kitchen is a cooks dream, with high end appliances and a great selection of cooking equipment. The only downside, if you can call it that, is that there are only two toilets between three bedrooms. One bedroom has an ensuite with toilet, while the other two bedrooms just have a vanity and shower ensuite combo. The second toilet is located just outside one of the bedrooms, while the other toilet less bedroom is down the hall and around the corner. It worked out fine for us as a family group, but for three couples it may be an issue. The location was perfect, with just a short drive into either Marigot and Grand Case. We look forward to returning again someday!

Julia did a fantastic job of making us comfortable. The home is just as described and pictured only better. The beach 7 minute walk or 2 minute drive is wonderful (although the walk itself is a bit rough). Great stay and would stay again.

Beautiful Villa overlooking Friars Bay

Kyla's Villa is beautiful and very comfortable. The location has beautiful sunset views and is within walking distance of Friars Bay beach. From Friars Bay beach there is a short walking trail to Happy Bay beach. Both are beautiful places to spend the day. There are a number of beach bars, restaurants, grocery stores and bakery close by. There are a number of LoLos (BBQ) close to choose from. We were 4 couples and the villa + cottage were very well equipped and very comfortable. We had everything we needed to cook our meals and relax around the pool and in the common areas of the villa. The finishings are new and modern and everything worked well. Nothing was lacking. The local tortoises were nice "pets" to see around. The hosts were very friendly, responsive and visited to ensure the pool was cleaned and that we had everything we needed. They were extremely helpful in answering our questions prior to arrival and we arrived. We will definitely consider staying again when we are back on the island. Thank you Julia for ensure our stay was wonderful.
