All bedrooms are heated and air-conditioned with mini-splits, and appointed with fresh linens.
* The master bedroom has a comfortable queen canopy bed with a luxury foam top, and a secretary desk for work.
* The second downstairs bedroom features a queen bed.
* Upstairs, two adorable attic bedrooms feature double beds.
* The main floor bathroom has a clawfoot bathtub and shower.
* The downstairs bathroom in the basement features a modern freestanding jetted tub with a hand shower. It shares space with the laundry room.
* Our bathrooms offer soft ribbed towels, shampoo, conditioner and body wash.

Please read the full house rules prior to booking. By booking, you agree to follow those rules, risk eviction, forfeit all booking fees and deposit if they are broken.

LIABILITY WAIVER:
By booking the home, guests agree to waive all liability for injury related to use of equipment (swim spa, grill, gas appliances), and assume all risk for use of facilities. If this is not agreeable, the booking is void, guest must cancel immediately and notify the host.

NOTE ON OCCUPANCY:
We strongly recommend at most 8 adults, fewer in cases were people don’t wish to share beds. We can unofficially accommodate up to 10 people if there are children that don’t mind using the sofa, or camping in the camper.

DISCLAIMERS AND EXPECTATIONS:
This is an old farmhouse. We keep it clean and ship shape, but DO NOT EXPECT A LUXURY HOME. It is in center La Verkin town and we have neighbors on two sides, one with dogs. Our neighbors are very kind and have co-existed with our home for years, but will occasionally have their own backyard activities. Being built in 1924 there will be a few rough edges: narrow spaces, uneven steps, and one bathroom in the basement that may be challenging for elderly and infirm guests. Southern Utah is a warm desert climate and cockroaches live in the soil. While we have excellent bimonthly pest service, you may see bugs outside the house or encounter the rare dead/dying bug inside our home, as with most other homes in the area. Lastly, though this should be obvious from our listing, we do not have a separate swimming pool, only our swim spa which is a large hot tub or small plunge pool depending on use. In short: if you require a brand-new, modern renovated house, a 100% guarantee of zero bugs, complete isolation or an in-ground pool please LOOK ELSEWHERE. If you have reasonable expectations and are ready for the adventure and charm of an old Western pioneer-style home, we welcome you!

ADDITIONAL CHARGES:
- $15 per night per overnight guest above the first 4 persons (plus taxes/fees, automatically charged by the platform based on group size)
- $25 per hour early before check-in or late after check-out, when possible and approved by hosts.
- $50 for every 15 minutes late after checkout time, if permission is *not* given beforehand by hosts.
-$200/hr for additional cleaning required, in case of messes that require cleaning beyond our regular cleaning window and impede incoming guests.
