With vaulted ceilings, exposed wooden beams, chandeliers and bespoke decor, the semi open plan living space is divided into a kitchen/dining area and sitting room. The perfect spot for all the family to enjoy one another's company. The sitting area hosts comfy reclining sofas, a Smart Television and a roaring wood burner, idyllic for cosy evenings. Or open up the doors to your Juliet balcony on a summer's day and let fresh countryside air fill the space with ease.

Head into the spacious kitchen area, where cooking is a breeze and dining together is oh-so-special. The charming kitchen comes fully equipped with everything you'll need to whip up family feasts, including a large electric range cooker. Enjoy dining together as a family before settling in for the ultimate games night, pop on the Ruark radio or connect to the bluetooth speaker and listen to your favourite playlist. You also have the convenience of the door leading into the garden, so indoor/outdoor living can be fully utilised. On this floor, you will also find a cloakroom with a WC and wash basin, as well as a utility room with a washer/dryer and doggy essentials.

Continuing downstairs, you will find bedroom one at the end of the hallway, with a super-king size bed and en-suite shower room with a rainfall shower, WC and wash basin. Bedroom two offers a king size bed and en-suite with a rainfall shower, WC and wash-basin. Whilst bedroom three has the convenience of twin single beds, which can be made up as a super-king on request. All beds come complete with cloud-soft duvets dressed in crisp Egyptian cotton, promising peaceful nights' sleep. On the ground floor, there is also a sleek family bathroom, providing a rejuvenating space to freshen up after a day exploring. With a jacuzzi bath with overhead shower, wash basin, WC and heated towel rail.

The magic continues outside to your tranquil enclosed garden. With a delightful expanse of grass for pooches to roam, sun loungers to soak up the Cornish rays and a table with six chairs. Hob Nob is situated on the site of Old Lanwarnick Cottages, settled peacefully between Liskeard and Looe. The beauty of this site is shared between five other cottages; Honey Pot, Spice Barn, Rainbow Cottage, Blackberry Barn and The Old Farmhouse. Here, you have access to some wonderful shared facilities and areas including sun-drenched gardens, a communal gym, pavilion seating area atop a hill with stunning valley views and a cornhole and swing ball set up. Children will love playing on the swings before fending off imaginary giants and building dens amongst the wilderness. Or why not pack up a picnic to enjoy down by the babbling stream. You'll also be able to spot a variety of wildlife here, as well as saying hello to the resident chickens and ducks! There is also two bike sheds for storing your bikes. For the ultimate self-care experience, book a spa treatment in the comfort of your holiday home, directly through the owner with the visiting therapist.
