Yksityinen huvila meren rannalla, 50 metrin päässä rannasta, vihreässä laaksossa Monte Carlon vieressä

Klassisen Côte d´Azurin sydämessä, piilossa laaksossa ja suoraan Välimerellä, romanttinen lomakoti Flanc d´Roche on vain 3 km: n päässä Monacosta. Kalliolle rakennettua taloa ympäröivät puutarhat, joten välittömiä naapureita ei ole ensi silmäyksellä. Flanc d´Rocheen pääsee vain kävelytiellä (n. 150 metriä), jolla on noin 100 askelmaa ja pieni yksityinen silta. Julkiset pysäköintitilat ovat saatavilla rantatien suulla. Pienessä huvilassa on sisäänkäynti, 1 olohuone, ruokailutila, takka ja kulmasohva, toimiva keittiö (uuni, astianpesukone, mikroaaltouuni, jääkaappi-pakastin, pesukone), 3 makuuhuonetta ja 2 kylpyhuonetta. Siellä on myös talvipuutarha, terassi, useita terasseja ja Välimeren puutarha eri tasoilla. Terassilta on näkymä merelle noin 20 metrin alapuolella. Pieni, lähes yksityinen ranta on vuodenajasta riippuen vain muutaman askeleen päässä kiinteistöstä.
Côte d´Azurin suojattu sijainti on yksi syy siihen, miksi englantilainen aatelisto valitsi Côten yhdeksi suosituimmista matkakohteistaan yli kaksi vuosisataa sitten. Siitä lähtien tämä Välimeren rannikon osa on ollut matkailijoiden suosikki. Lisää tähän mielenkiintoinen läheisyys merelle ja vuorille, vain muutaman kilometrin päässä toisistaan. Provanssin sisämaahan sen oliivi- ja laventelipellolla on monia kauniita keskiaikaisia kaupunkeja. Jokaisella kylällä on kyläfestivaalinsa, espanjansa, kirpputorinsa. Kulttuuritarjonta on valtava (festivaalit, festivaalit, teatteri, konsertit, museot, näyttelyt). Viimeinkin on ns "Villages Perchés", jonka aika näyttää vain ohi (Eze-kylä, St-Agnes, Roquebrune-kylä, Vence, St. Paul-de-Vence, Gourdon, Uzes jne.).
Suositellut päiväretket: Monaco, Nizza, Cannes, Antibes, Menton, San Remo, Saint-Tropez (lautalla Nizzasta).

Naapurikylässä, Cap d'Ailin kylässä, noin 800 metrin päässä Monacon suuntaan, on posti, apteekki, joitain baareja, ravintoloita, pieniä hotelleja ja kauppoja (leipuri, lihakauppias, ruokakauppa jne.). Suurempi supermarket löytyy noin 4 km: n päässä Monacossa, ostoskeskuksessa "Carrefour" (alueella "Fontvieille"). Ensimmäinen tunti pysäköintihalli on ilmainen. Tietenkin voit myös mennä bussilla Carrefouriin. Ota bussi nro 100 Monacon suuntaan "Place d´Armes" (Monacossa). Voit ottaa hissin alas "Kaupalliseen keskustaan" (ostoskeskus). Kauppojen ja yritysten yleiset aukioloajat ovat ma-SA. 9.00–13.00 ja 3.00–7.00. Tästä säännöstä on kuitenkin lukuisia poikkeuksia, joten voit silti tehdä ostoksia myöhään illalla tai sunnuntaisin.
Toinen supermarket (Marche U) löytyy noin 4 km: n päässä Beaulieuista (Cap Ferratin juurella).

The house was just fine and suited our needs. It did have a beautiful view from the terrace, including the water, which was really the appeal for us to rent this home. The proximity to the beach was also part of the appeal and we spent a lot of time swimming. The con was that the walk to the house was significantly far (like a 1/4 mile), down a very steep hill with lots of steps, from where you have to park. Bringing your luggage, groceries, and generally leaving and returning to the house each day was a workout. This wasn’t as clear as it should have been in the description, so be aware. It’s a heavy hike to get out of there uphill. That said, Benoit was a gracious host, and in spite of the walking distance we very much enjoyed our stay and were glad we did.

A fabulous stay by the sea near Eze

The house is nice, the terrace wonderful, and the setting superb. The eight minute walk from the road and the four minute walk to the beach were more than justified by the amazing setting and having a beach all or nearly to ourselves in the mornings and with modest numbers of people the rest of the day. Benoit is a wonderful host. We would be thrilled to visit again.

Wir haben unseren Aufenthalt, gemeinsam mit unserem Hund, sehr genossen. Die Lage ist fantastisch. Der Ausblick von der Terrasse und zu Fuß in 2-3 Minuten ans Meer laufen zu können, ein Traum. Der Zug ist wirklich sehr nah, hat uns aber überhaupt nicht gestört. Viele interessante Ausflüge zwischen Monaco und Nizza, ohne lange Autofahrten, sind möglich. Wir hatten bisher selten so einen netten, freundlichen und hilfsbereiten Gastgeber wie Benoit. Vielen Dank für den schönen Aufenthalt in Deiner Villa!!!

Best Week Vacation in Europe yet!

Staying here was an A+ experience. The home owner was very attentive to any questions we had, and made himself available when needed. He is an absolute joy of a person to have stayed with and highly recommend this magical cliff side property! As he notes, it is a bit of a walk to get there (as any good seaside private property should be!) but just to prepare for that 100-ish+ steps of incline. Private beach was such an added bonus to both start & end our days in Southern France! The property is just 12-15 minutes outside of Monaco as well, and it made our travels their very easy by Uber (we also walked back from Monaco, stunning Mediterranean Sea-side view the entire time) This home has such charm, from the balcony to the grounds of greenery ( which were outstanding- even fruit bearing trees to eat from as well depending on time of year you visit) The train below the balcony only passed through with very short trains, and did not take away from our desired mountain top get away :) If we travel back to Eze in the future, we will absolutely stay here again!!!

Wonderful stay

Thanks to Benoit for welcoming us to his very unique and beautiful house. The situation in nature with views of the sea was very special. The house has the character and spirit of the place, something not easily found these days. Communication, parking, access and the situation were exactly as described. We booked last minute and Benoit was immediately responsive and able to accommodate us. Highly recommended!

Just the break we needed

My husband and I stayed in this property for 10 days. It was exactly what we were looking for to relax. The train passes very near but it goes so quick that it doesn’t bother, and they don’t run in the evenings. The famous 100 steps was an excellent exercise that we did every other day. The house has all that you need for a holiday. The terrace is very ample and comfortable with all the garden furniture for relaxing, sunbathing, and enjoying your meals outside. The view is simply gorgeous. We went almost every morning very early for a swim in the sea. At that time you have the beach just for yourself. Fantastic! Last but not least, our compliments to the host, he is friendly, helpful and very accommodating. GRACIAS Benoît. We hope to be back in a near future.

We had an amazing week. Benoit was very accommodating and gave us wonderful recommendations. The view from the house is spectacular. The beach below is heavenly. We spent our mornings on the beach relaxing and listening to the waves. The walk up and down to the house was sometimes challenging but so worth it!! I would highly recommend this beautiful house to anyone able to go up and down stairs. I used a backpack for all by items and it worked perfect. Thank you for sharing you home with us and it was a pleasure to meet you.

Idillic peaceful holiday

An oasis of rest off the beaten path. Super close to Monaco, Cap d'Ail and Eze, yet the cottage is away from the traffic and crowds. Perfect for the break we were seeking! ...and then a dip at the secluded beach...

Another wonderful stay

This is the second time we have stayed at Flanc d'Roche. I was having a milestone birthday and thought this place with such happy memories would be perfect for such an occasion. I was not wrong. Once again we had a wonderful stay, and this time our son who was a toddler at our first stay, really got to enjoy the space and the proximity to the fantastic beach. On more than one occasion we had the entire beach to ourselves; it was heaven. He also loved the walk down through the 'jungle' and across the bridge to get to the house. For children or adults it really is magical. Benôit is incredibly responsive with communications and everything about our stay was smooth and very friendly. We will be back for sure! May I end by saying if you do decide to stay at Flanc d'Roche, and you absolutely should, do make a daily pilgrimage to the boulangerie Ma Premiere in La Turbie. Far and away the best bread and pastries I've had in France. Then bring them home and enjoy them on the terrace with your morning coffee, listening to the birds and watching the sea. I miss it already. Many thanks once again Benôit!

Un coin de paradis

Nous avons visité en famille de 5 (2 adultes et 3 enfants) et avons passé un super séjour. Tout d'abord, Benoît était très accueillant et informatif et nous nous sommes immédiatement sentis calmes. La maison est située dans un endroit magique surplombant la mer depuis son immense terrasse et est accessible à pied par son propre pont privé, unique et très spécial. C'était une courte promenade jusqu'à la plage avec une bonne baignade. À l'intérieur, la maison était très confortable, avait une ambiance chaleureuse et était spacieuse. C'était assez grandiose avec de hauts plafonds et des fenêtres. La maison a tout ce dont vous auriez besoin et une cuisine bien équipée. Eze est un choix fantastique et notre partie préférée de la Côte d'Azur - beaucoup d'intérêt architectural et un accès facile au train pour visiter Monaco, Nice ou l'Italie. Nous reviendrions dans la magnifique propriété de Benoît sans hésiter.

Kurzurlaub über Ostern

Das Haus hat Charakter und ist typisch französisch und geschmackvoll eingerichtet. Wir haben es sehr genossen, dass keine unmittelbaren Nachbarn da sind. Der Weg zum Haus ist doch recht anstrengend, wenn man mehrmals am Tag das Haus verlässt, ist das etwas mühsam (mit Hund habe ich einige 10.000 Schritte gemacht). Auch für den Weg zum Meer sollte man sehr sportlich sein. Aber für einen Kurzurlaub war es in Ordnung, vor allem die natürliche Umgebung, das schöne Haus und die grosse Terrasse sind Highlights.

Relaxing on the French rivera

We had a wonderful stay. The property is very comfortable with extensive outdoor space, which we enjoyed. We swam every day at the beach below the property. Benoît was a gracious host, providing us with lots of information and consistently communicating when we had questions.

Fabulous private perch on the French Mediterranean

If you’re looking for a place that feels like your personal, private côté du azuré, this is it. The house is comfortable. The terrace is magnificent in size with furniture and places to set up your favorite activity. The view is mesmerizing and unobstructed. There’s nobody obstructing your view or making noise.

Absolutely a beautiful property. Worked out to be a great spot for my family of 5 while I attended the Monaco Yacht Show. Great beach and the Snack Shack across the street was an asset.

Fantastic villa overlooking a beautiful beach!

This beautiful villa is one of the most unique properties we ever stayed at! The location of the property, close to Monaco and Cap Ferrat and Nice, as well as all the lovely villages to visit in between, is perfectly situated and makes it a great home base for at least a week. We would have happily stayed longer! The setting is spectacular with ocean views, in front of Mala Beach so you can hear the waves crashing from the very spacious terrace with comfortable lounge chairs and patio furniture. Situated in a lush green canyon with its own private walking bridge, you are surrounded by nature and the beauty of the Cote D’Azur. We loved the unique placement (about a 6 minute walk from the main road) it felt like we were staying in a park and enjoyed the walk as part of the experience. The house is tastefully appointed with lovely art and furnishings typical of the South of France with comfortable bedding in all 3 bedrooms. The master bedroom en suite with private balconies upstairs is a jewel. The train passing by is really not an issue, as it only runs a few times a day zipping by for 5 seconds. Benoit the owner is a very gracious and welcoming host providing assistance with things to do in the area, tasty restaurant recommendations 👍, taxi & transportation information - very helpful and responsive. We give our whole experience here five stars and highly recommend it. We hope to return sometime! Thank you Benoit for an amazing time with our whole family!

War ein klasse Urlaub man ist nur ein paar Schritte vom relativ privatem Strand entfernt

Romantischer Ort mit toller Terrasse überdacht mit exotischen Pflanzen, witzige Lage in einer Bucht mit ein paar Häusern. Liegt relativ nah an Gleisen zwischen zwei Tunneln daher hört man die Züge nur kurz.

Perfect in every way

Amazing location, easy to get to - yes the walk from the road is a bit steep but doesn’t take long and we pack in separate bags anyway so not a challenge. The house is well laid out with multiple terraces and rooms on different level that allow quiet time, shade, sun - whatever ata by time of day. We picked the property as a base for Monaco Grand Prix but it turned out to be one of the best holidays as well. Benoit is helpful, available and knowledgeable and we were very grateful that he steered us away from using the bus/train to get into Monaco - there really isn’t the traffic congestion. Some of the F1 forums bang on about. And plenty of easy parking. We all like trains - and they’re not noisy so if you do the Google Earth search don’t be put off by the adjacent railway line. The beach has some history which was interesting to me. Not only as a local jetty but during the many wars of the 18th/19th C. Highly recommended and as long as you don’t have a medical condition or disability enjoy the luxury of good exercise as you head back up to the road.
