After a day outdoors, gather with family and friends in the spacious great room featuring soaring ceilings, a cozy propane fireplace, and plenty of seating to relax. The fully stocked kitchen and large dining area make preparing and sharing meals effortless, whether you`re cooking breakfast before hitting the trails or enjoying dinner together after a day on the lake.

Outside, the backyard is the highlight of the property. Lake Fork Creek flows just beyond the deck, creating a peaceful setting for your stay. A **refundable pet deposit** may also be required based on your pet`s age, weight, breed, shedding, and sex. Pets that arrive without approval or without required fees/deposits will be considered unauthorized and will incur a **$500 penalty per pet**. Unauthorized pets may result in immediate eviction without refund. Any pet-related damage will be charged separately.

📄 **Rental Agreement:** A rental agreement will be sent after booking and must be completed prior to arrival.

👥 **Maximum Occupancy:** The total number of guests may not exceed the occupancy listed on your reservation.

🚫 **No Parties or Events:** Parties, events, and large gatherings are strictly prohibited.

🕓 **Check-In / Check-Out:** Check-in begins at **4:00 PM** and check-out is by **10:00 AM**. Early arrivals or late departures require prior approval and may incur a **$25 per hour** fee.

❌ **Cancellation Policy:** Reservations are subject to the cancellation policy selected at the time of booking. We highly recommend purchasing travel insurance to protect your trip.

💥 **Damages:** Guests are responsible for any damage that occurs during their stay and should notify management immediately.

🔇 **Quiet Hours:** Please respect our neighbors by observing quiet hours from **10:00 PM to 8:00 AM**.

🛋️ **Home Furnishings:** Please do not move furniture or games. Missing or damaged items may result in additional charges.

🔧 **Amenities:** We will make every reasonable effort to restore in-home amenities that become unavailable during your stay; however, repair times depend on technician and parts availability.

🚭 **Smoking & Fireworks:** Smoking, vaping, and fireworks are prohibited anywhere on the property. Evidence of smoking, vaping, or fireworks will result in a **minimum $500 charge**, plus any additional damage costs.

🔥 **BBQs & Fire Pits:** Where provided, BBQs and fire pits are seasonal amenities and may be unavailable during winter or fire restrictions. Guests are responsible for following all fire safety guidelines.

🌊 **Hot Tub:** Our licensed technician may briefly access the exterior of the property during your stay for routine maintenance. A **$150 drain-and-refill fee** will be charged if the hot tub requires excessive cleaning due to guest misuse.

🌱 **Exterior Maintenance:** Lawn care, snow removal, pest control, or other routine exterior maintenance may occur during your stay. Service providers may briefly access the exterior of the property as needed.

🅿️ **RV Parking:** RV or camper parking requires prior approval and is subject to a **$25 nightly fee**.

🛣️ **Off-Highway Vehicles:** OHVs may not be operated on the property. Street-legal vehicles may only be operated where permitted by law.

🛜 **Wi-Fi:** Internet service in mountain communities can occasionally be slow or intermittent. While we strive to provide reliable Wi-Fi, uninterrupted service cannot be guaranteed, and refunds will not be issued for internet-related issues.

⛰️ **Mountain Environment:** Our cabins are located in a natural mountain setting. We cannot control or issue refunds for conditions such as weather, wildfire smoke, power outages, changing lake levels, algae blooms, snow or trail conditions, or encounters with wildlife and insects, including bears, deer, bats, mice, spiders, ants, mosquitoes, bobcats, and other native animals.

Failure to comply with these policies may result in immediate eviction without refund.

🌊Hot Tub: For guest safety and water quality, our licensed hot tub technician may perform brief exterior maintenance during your stay. Please follow all hot tub guidelines. A $150 drain-and-refill fee will be charged if the hot tub is left excessively dirty and cannot be restored through routine servicing after your departure.

🌱Lawn Care, Snow Removal, & Pest Control: To help keep the property well maintained, lawn care, pest control, snow removal, or other routine exterior maintenance may be performed during your stay. Service technicians may briefly access the exterior of the property as needed. We appreciate your understanding as these services help keep the property safe, clean, and enjoyable.

🅿️Camper/RV Parking: RV parking requires prior authorization and is subject to a $25 nightly fee.
