Bealby Point Stay 3 Suites, Friends and Family

Private beachfront retreat at the end of Bealby Point Road featuring all three guest suites across two duplexes. Perfect for family gatherings, reunions, or ski groups, this booking accommodates up to 20 guests with 9 queen beds and 2 single beds, plus 3 full kitchens and 5 full bathrooms, 2 hot tubs. Enjoy stunning mountain views, a private beach, and beach toys including canoes, kayaks, and paddle boards for endless lakeside fun.
🏡 General House Rules

Treat the property with care and respect, just as you would your own home.
Report any existing damage or issues upon arrival to avoid responsibility.
Notify us immediately of any problems during your stay so we can address them promptly.
Quiet hours are from 10:00 p.m. to 8:00 a.m. Please keep noise levels down, especially outside near the water, as sound travels easily.

🎉 No Parties or Disruptive Behavior

Loud or disruptive behavior inside or outside the suites is not permitted.
One warning will be issued if your group disturbs other guests or neighbors.
A second complaint will result in immediate eviction without a refund.

👥 Guests & Visitors

To maintain comfort, safety, and septic system integrity, we strictly enforce the following policies:
Overnight Guests: Only registered guests may stay overnight. No unregistered guests allowed.
Visiting Hours: 9:00 a.m. to 10:00 p.m. Please notify us in advance of any expected visitors.
Visitor Limit: A maximum of 2–4 visitors per day is permitted, based on half the number allowed in a suite (Kootenay and Nelson max 4 visitors per day and Kaslo max 2 visitors per day)
Visiting Pets are not allowed: Only approved guest pets with a paid pet fee are allowed.
Please have visitors park out on the street leaving parking for registered guests.

🕒 Check-In / Check-Out

Check-in: Self-check-in any time after 3:00 p.m. Door code will be sent after receiving your guest list and confirmation of house rules.
Check-out: By 10:00 a.m. sharp on departure day.
Late check-outs are charged $50 per half hour due to cleaner scheduling.

🛁 Hot Tub Rules (Kootenay and Kaslo Suites only) (Sorry Nelson Suite does not have a hot tub)

Temperature: 95–104°F
No children under 10, no food, alcohol, sand, or lotions
No pets allowed in the tub
Shower before use to keep water clean
Inspect water before entering if cloudy, gritty, or unusual in any way, do not use and notify Host immediately
Do not tamper with filters, jets, or covers
Always close the cover and turn off lights and jets after use
Floating chlorine dispenser must remain in the tub
Do not remove the Kootenay filter cover – it’s pressurized and dangerous power must be off
Hot tub left in poor condition will result in a $300 water dump and cleaning fee.

🧺 Towels, Kitchen & Laundry

Grey/white towels: For indoor use only
Colored towels: For hot tub or beach use
Extra blankets: If used, please leave them out so cleaners know and can launder them
“Scruffy” towels: Provided for pets, spills, or messes

🚭 Smoking Policy

Absolutely no smoking, vaping, or e-cigarettes indoors
Smoking permitted outdoors at least 20 feet away from doors, windows, or children
Any evidence of indoor smoking will result in a $500 deep-cleaning fee
You are responsible for cleaning up you butts clean and safe (use a tin can) do not leave in fire pit or sandy beach where kids my step on them

🐾 Pet Policy

Dogs must socialize well with children and other dogs
Dogs are not allowed on furniture or in hot tubs
Dogs must be leashed at all times while on the property
$100 per dog per stay, maximum of 2 small or medium-sized low shedding dogs (<50 lbs)
Pets must be fully house-trained and non-disruptive
Dogs must be dried off and brushed after swimming prior to entering your suite
Pets may not be left unattended unless crate-trained, quiet and approved by host having a way to reach you if needed
Clean up after your pets and dispose of waste responsibly there is a poo bin by garbage
If fleas are discovered post-stay, guests are responsible for flea remediation

Important Note:
Failure to adhere to these policies may result in you being asked to leave without refund and being charged for any damages.

🏖 Private Beach & Water Toys

No lifeguard on duty: use at your own risk
Parents must supervise children at all times
Please don`t throw rocks or allow children to throw rocks in the water where people walk (over to the sides where the large rocks are is fine as long as safe from other guests)
Water toys (kayaks, paddleboards, etc.) are for registered guests only
Life jackets are required: please bring your own
Share, use responsibly, and return beach toys to their designated place
Damaged or lost items will be charged as follows:

Paddleboard: $400
Kayak: $500
Canoe: $850
Pedal boat: $800
Paddles: $40 each

🚿 Septic System Guidelines

Toilets: TOILET PAPER ONLY: no wipes, sanitary products, paper towels, etc.
Even “septic safe” products should not be flushed
Sinks: No food, oils, or grease — use provided jars under the sink for grease
Limit showers and laundry, especially during summer months

💧 Well Water Notice

Our water is from a natural well and may have a distinct taste or slight color due to iron
Brita filters are provided for drinking
We use and drink this water ourselves, but you`re welcome to bring bottled water if preferred
High iron levels (especially after rainfall) may discolor laundry — we are not responsible for clothing damage

🐻 Wildlife & Bear Safety

Never leave food or garbage outdoors
Use bear-proof bins at the top of the driveway (seal all garbage in kitchen garbage bags and put in bear bin lined with black bags)
Rinse recyclables to avoid attracting animals
Report bear sightings immediately to us, other guests and Nelson Wildlife

🔒 Firearms Policy

No unlocked firearms are permitted on the property
This is a family-friendly property — thank you for keeping it safe for all guests

Service interruptions during your stay

While we do our best to ensure all amenities and services are available throughout your stay, occasional interruptions may occur that are outside of our control. These may include power outages, internet/Wi-Fi disruptions, hot tub issues, campfire bans, water service interruptions, or other unforeseen outages.
Unfortunately, no refunds or discounts will be provided for interruptions or service disruptions that are beyond the host’s control.
