We had chosen this B/B because we saw the Newport Mansion Lights Dec 2025. We wanted onsite parking. B/B had 12 rooms and 12 parking spaces. We stayed at the Outlook sister B/B in July. Outlook had parking offsite. Both are cute, clean, and breakfast was good.

Our stay at the Town and Tide Inn was excellent. We enjoyed our delicious freshly made breakfast. The Shed was a fun place to go and play a game of Scrabble, enjoy tea or coffee or hot chocolate. Our room was also very comfortable and clean

The communication was excellent. Our room was absolutely beautiful. The bed was extremely comfortable and everything was very updated. The pillows on the bed were extremely comfortable. The bedroom and bathroom were very clean. They provide high quality toiletries and towels/linens. Parking is included in a safe little parking lot. There is so much attention to detail. We met friends out for brunch and did not stay for breakfast, but the dining room is absolutely beautiful. The service is extremely professional and friendly. The proximity to everything is convenient. They even have an adorable little shed for hot beverages and refreshments. We couldn’t get over how amazing this place was. We will stay here the next time we visit Newport.

Town & Tide Inn is clean and bright, warm and welcoming. On site staff greeted me at my car, showed me to my room being sure I was comfortable using supplied door keycodes. Breakfast was a delicious full meal, served by courteous staff. Don't skip the hot cocoa in the "shed."

We booked in December. Very close to Newport's Long Wharf area. Room was spotless. Innkeeper was very accommodating and friendly. Breakfast was AMAZING! Really cute place! The room was a bit warm for us - but we didn't contact the Inn keeper which was an option given by them.

Cozy Bed and Breakfast

Check-in was easy and the stay was great! The room was clean and comfortable, with all the essential toiletries provided. The breakfast was amazing — such a perfect way to start the day. While there’s no elevator, the location more than makes up for it — just a short walk to downtown, the famous Cliff Walk, and the beautiful Newport Mansions. Would definitely stay again!A
