The hotel is in a nice area, but when we arrived we were surprised with the condition of the room. It was small, old, the popcorn ceiling was flaking to the floor, and there were boogers wiped on the walls and bedskirt. The carpet was also ripped and dirty in places along the wall. Though it was conveniently located to Clifton Hills, the feel was old and unclean.

Good location and easy walking to good restautants or some shopping. Public transport also good. Staff efficient even when a problem with reservation occurred. Handled quickly and satisfactorily. Definitely recommend and would stay again. Parking though expensive it is very convenient.

It would have received a much higher rating if the room I booked was not smelling of wet dog as soon as I enter. Additionally it was not an exterior room that I booked and facing drain pipes and dark. We were downgraded from a king bed to a queen bed as they don't have another King or 2 x queen bed. My male friend and I slept very intimately as a result, which was fine. Bed was comfortable but preferred more space as intended. However the queen bed room was just perfect. There's nothing to complain, except for the downgrade with no compensation. Not even the below average breakfast, which I had a look at 7.30am and decided not to have, even at a very reasonable price. Staff are very efficient in solving issues. And the Asian male receptionist was very helpful at the time of luggage pick up.

Customer service was exceptional. We stayed for our 20th anniversary. When they found out that our room was originally looking out to another wall, they kindly upgraded us to the 6th floor with a very nice view. They even put out heart shaped towels and balloons to celebrate. Building is outdated and needs updating.

Our room had carpet with rips and tears, with a fold that caused trips in the middle of the night. The walls need to be painted. Over priced for what it is. Internet access good, close by to attractions and the Falls.
