This upstairs apartment features two spacious bedrooms, each with a comfortable king-sized bed, and a full bathroom. Guests can enjoy the convenience of a fully equipped kitchen, perfect for preparing meals. We provide a starter supply of coffee and tea for your convenience. The apartment offers a private entrance and a balcony, ideal for enjoying the mountain views. Dedicated parking is available in the carport on the side of the garage. This apartment, located above a garage, offers a tranquil escape with no noise concerns from below.

*This listing is based on double occupancy, meaning there is a fee for each guest beyond 2 people. Day visitors are not allowed so every person on the property at any time (including infants and children), must be on your reservation. Maximum guest occupancy is 6.
*Please do not try to open locked doors or wonder into patios belonging to other units on the property.
* Early check-in and late check-out must be arranged in advance and will come with a charge. The Housekeeping company pays their staff by the hour, whether they are cleaning or waiting for guests to leave. In general they charge a fee of $25 per hour to alter the check in or check out time
*Driveway/parking area is shared, no other space is shared.

We live about 25 minutes away and can usually be available in an emergency. The best way to contact us is by messaging us, we respond very quickly. Please note we may not answer a message or phone call in the middle of the night.

Located a convenient 8-minute drive from the popular Bass Lake, you`ll experience a perfect blend of seclusion and accessibility. The neighborhood offers a serene atmosphere, ideal for relaxation, while still being within easy reach of local attractions. Please be aware that sound can travel in the mountains, we kindly ask you to be considerate of noise levels during your stay.

Note: At times Yosemite National Park requires reservations, see the official website for details, if you fail to get them you can take the YARTS bus or another tour into the park without reservations.

Charcoal for the grill is not provided. While we try to keep salt, pepper and oil stocked for your convenience, it is not guaranteed.

The thermostat will only allow you to set the temperature between certain minimum and maximum temperature limits. Should you need to exceed these temperature limits there are additional fees.

Please note: some roads from the East, such as Tioga Pass and Glacier Point are seasonal and are closed October through June.

Pack-n-play must be requested in advance.

PLEASE NOTE: Hot Tub is available for use 24/7 but please know that the hot tub servicer may stop by at some point, during daytime hours, to service the hot tub. We do also have other service providers (Gardner, pest control, etc.) who may be outside on the property during daytime hours, from time to time.

You will receive a fee request after booking to cover additional housekeeping expenses. The housekeeping company charges $50 for checkouts on any of these holidays.

PLEASE NOTE: We do not alter our cancellation policy for instances of rain, snow, smoke from fires, failure to get reservations to the National Park or closures to the national park. Please purchase your travel insurance accordingly.

After booking, you will be asked to agree to a rental agreement which restates the policies detailed in this listing.

Lost and Found: All lost and found items will be kept for up to 7 days. Shipping cost and staff time to mail it back will be charged to the guest. The minimum fee to ship an item starts at $50 and may increase depending on shipping cost.

*Parking for ONE vehicle!
*Any guest not disclosed in advance of checkin will be charged at double the nightly guest charge(plus taxes, $66.90 per night) for the duration of your ENTIRE reservation.
*We charge for INFANTS, please ensure you have included them as `children` on your reservation, or you will receive a fee request after booking to correct the reservation
*No refunds for outages beyond hosts control, ex. WiFi, electric, water, etc
*Smoking/drug use anywhere on or in the property will incur a minimum $100 fee.
*We are unable to allow pets/service animals as we have a family member whom regularly uses the place and has an extreme allergy. We charge a $500 fee for undisclosed pets/service animals to ensure the safety of our family member.
* NO OPEN FLAMES! We have extreme fire risk and it can get windy. Please be very careful when using the BBQ!
