I booked, cancelled, and rebooked. It's been about 1.5 months since my stay and BeachWalk charged me a cancellation fee even though expedia said no fee for cancelling. BeachWalk is not reachable via expedia messenger, sent me a spam number to call, and every time I call their actual number it goes to a full voicemail. Expedia won't take responsibility, and BeachWalk is unreachable. This shows that if you want to take a risk and possibly have them steal your money, expedia won't take responsibility and BeachWalk is unreachable to help fix the issue. I won't be back because of this.

Everything was exactly what you would expect for a budget friendly room, only complaint was that the steps and porch going to 3rd floor was sketchy and theres a large soft spot on 3rd floor side landing

Great parking, access to the beach and boardwalk. Just know there are no elevators, no hair dryers, basically no frills. I knew that going in but curtains were missing from our room- our bathroom shade wouldn’t go down all the way so we had to hang a towel up. Asked for wash cloths every day and never got any. There was a warning in our room that there would be $150 fee for smoking marijuana in the room. I swear everyone on our floor but us was smoking it and it smelled so bad there was a mini fridge, but we had to move it in front of the front window blinds so that people could not look in as there were holes in those blinds as well.

The room was very clean and nice. On the the weekend, parking was tight. I would however stay there again.

We love the location and price. It’s the only place I’ve seen so far that has nearly ocean front view from the porch without paying ocean front prices. It’s small, quaint, and safe feeling. Very friendly staff. It has some shortcomings that would be easy to rectify, such as no handles on the cupboards and drawers (at least in family room #18), we had to make tape handles to be able to open cupboards. The fridge had its handle broken off, light bulbs were burnt out, lots of dirt where the floor meets the walls, the carpet is very greasy and stained, mini blinds are messed up. These things could bother someone with higher expectations. But for us, the only thing that really bothered us was that even though it has a kitchenette, it is completely bare…. no utensils or dishes. They really should specify this in their description of the room. Even when I called the hotel to ask I was told “I don’t know if there’s silverware in there.”. If they put a little more effort into its upkeep it would be absolutely perfect. But we come every year and will continue to do so, we love it despite its imperfections.

Beautiful stay in apartment! Plenty of room. Great space for large family. Kitchen was equipped. Plenty of sleeping space for all. 4 br, kitchen , large table and chairs, trundle in living rm, porch was great for family esp during rainy weather. I loved the porch the most and large kitchen table to play cards. Maids are friendly. Front desk was wonderful and got us in room early! Every bedroom had towels. 3 full bathrooms and 1 half bath. Loved the quiet street and apartment very clean. Floors were so clean our feet didn’t even turn black lol! They provide chairs on side of your forget. Office is on 2nd for. I forgot trash bags, but they keep a large one outside of hotel porch where u can just go dump it in. Kitchen has a dishwasher and large wrap around island with plenty of seating. Tv in lr, but not all bedrooms. Great walking distance from board. All shops and restaurants right there in area on 10th. Only downside for a large family, everyone knows you have to take seperate cars for a big family… well there’s only 1 space per reservation ans that sucked and there’s no street parking unless you pay…. Very inconvenient to say least! For the apartment at least give 3 passes. Please make sure you don’t want return emails cus they do not return them. If you call they may take a bit but keep calling u will get someone. You don’t need towels or sheets. They also provide little s& c & soap toiletries…. Loved it. Booking for our 2026 family time!!!! Soon as it’s available!

The floor and carpet are very dirty …windows blinds are broken … your neighbor can see you …. No privacy. Carpet have have a pungent odor. Bathroom very small.

We stayed one night at Beach Walk and it was a nice experience overall. It was great to be right by the OC boardwalk, where we could access dining, shopping, and the beach. Our room was clean and the beds were comfortable. We were lucky to get a parking spot in the small lot right next to the building. The only complaints I have- the blinds on the window by my bed were kind of messed up and the curtains were incredibly sheer. I could have used more darkness. Also, at the top of the stairs outside the floor where we stayed, the carpet was ripped. I tripped and skinned my knee. Hopefully that is fixed soon.

Loved the easy walk to the beach. Sand was left on the floor when we first got there and shower drain wouldn’t stay open but it was a place to sleep at.

PROS: *The location is less than a minute walk to the boardwalk *The staff was helpful during hours; in the evening and night we had to wait till the next day for help *There is a working kitchen with a regular fridge, mini fridge, gas stove, dishwasher, microwave, toaster and coffee pot. Some dishes are provided. While there was soap supplied, no dish sponge or cloth was available *The table seats 8 and around the bar of the kitchen seats 6. CONS: *Even in the apartment that sleeps 14, you are only given 1 parking pass. *There was mold under one of the bathroom sinks. *The master bath's shower pressure was terrible. *Parts of the house are rough (a closet door was hanging off and just leaning against the frame) *They ask you not to hang things over the porch railings, but there isn't anywhere to dry wet clothes. *No washer/dryer *Lobby is upstairs; people walked in on us HOUSE LAYOUT: -Bedroom 1 is in the living room, as soon as you walk through the front door; 2-twin trindle beds and a television. -Bedroom 2 has a queen and a twin with a connected bathroom, shower, toilet, and sink. *Full bathroom in hallway -Bedroom 3 has 2 queens with a television -Bedroom 4 has a queen bed with an attached bathroom, toilet and sink only. -Bedroom 5 has a king size bed with an attached bathroom that has a toilet, sink and large shower stall with seat. PARKING: Parking is on a corner lot and there is an overflow lot, with directions on parking pass. Parking on 11th St and on is free
