With 5 Bedrooms, 3 Bathrooms and two separate living areas, the spacious house is generously sized and perfect to enjoy a holiday together, but also has space for privacy.

It is located on a quiet street, less than 800m from beach, Ocean Grove Hotel and Woolworths shopping centre (with takeaway food options.)

-Entertainers Dream with generous Lounge Room, Dining Room and MASSIVE Balcony with table, Weber BBQ, outdoor lounge setting & views.
- Kitchen has all modern appliances, pantry essentials, cookware and dinnerware, coffee pod machine and is perfect for self-catering.

DOWNSTAIRS-Rear Wing

The garage is not available for guests, however there is ample parking on the driveway (fits 4 cars) or on the quiet street
Guest access
Guests have access to the entire house, excluding the garage and the storage room.

SORRY- not suitable for groups aged under 25 years old. (ID may be requested)

💲 $110 per hour applies if you overstay without approval

🔑 Keys must be returned to the lockbox upon departure
⚠️ Failure to return keys will incur a management/replacement fee

🍳 COOKING
Cooking strong-smelling foods (e.g. curries) will incur a $450 deep cleaning fee due to odor removal requirements

🐾 PET POLICY (BY AGREEMENT ONLY)
✅ Maximum 2 dogs (approval required)
🌿 Rear yard is fully enclosed

🧹 You must clean up after your pet
🚫 No pets inside the home (garage only for sleeping)
🚫 Pets must not be left unattended indoors
🚫 Pets are not allowed upstairs (to protect floorboards)

💲 Additional charges apply for:

Pet damage
Evidence of pets inside the home
Yard clean-up (e.g. uncollected waste)

⚠️ UNAVAILABILITY
If the property becomes unavailable due to unforeseen circumstances (fire, storm, damage, etc.):
✔️ You will be notified immediately
✔️ We will attempt to arrange alternative accommodation

💰 If unsuccessful, a full refund will be issued
❗ No liability for additional accommodation costs

🚫 PARTIES & FUNCTIONS

❗ Breach will result in:

Immediate eviction (no refund)
Additional charges (cleaning, repairs, rubbish removal)

✔️ Linen and towels are provided
📍 Please leave them in bedrooms/bathrooms upon departure

💲 Charges apply for damaged/stained linen

🧹 Stays:

Over 1 week: Optional housekeeping (fee applies)
Over 2 weeks: Mandatory housekeeping (additional fee)

📌 YOUR RESPONSIBILITIES

💥 Damage, breakages, theft, or loss
👥 Not exceeding approved occupancy
🔇 Maintaining acceptable noise levels

❗ Breaches may result in eviction without refund

🔑 Lost keys / lockouts:
💲 $100 call-out fee + replacement cost

🧹 BEFORE CHECK-OUT
Please ensure:

🗑️ Rubbish placed in appropriate bins
🍽️ Dishes washed & dishwasher emptied
🔥 BBQ cleaned after use ($100 fee if not)

🚮 Excess rubbish must be removed (charges apply if left behind)

🛋️ Furniture returned to original position
🧼 Property left clean and tidy

🚫 STRICT RULES
🚭 No smoking ($400 penalty)
🚫 No illicit drugs or intoxicated individuals
🔧 Must allow access for repairs/services when required
