🚭 Strict No Smoking / No Vaping Policy

Smoking, vaping, or the use of any tobacco, cannabis, or similar substances is strictly prohibited anywhere inside the property.

This home is equipped with non-audio, non-visual air quality sensors that detect smoking and vaping. These devices are fully privacy-compliant and do not record audio or video.

Any evidence of smoking or vaping inside the home including sensor-detected events, lingering odors, or physical residue will result in additional charges for cleaning, deodorization, and any necessary damage remediation.

Minimum fee for violations: $500, or the full cost of remediation if higher. By confirming your reservation, you acknowledge and agree to this policy and understand that any violations will result in charges.

🚗 Parking Note:🚗
Parking for approximately 6-8 vehicles is available in the driveway. No parking on the street, or in the pool area across the street, neighbors have and will call to have your vehicle towed. The garage is not available for guest parking as it is now a game room.

🌱There is no grass at the home currently. The small section of back `yard` before the white sand beach is comprised of small gravel compacted base material. We hope to have a private mini golf course installed summer of 2026!🌱

🛠 Professional Care 🛠

Our villa is professionally maintained. Groundskeeping, outdoor cleaning, and pest control may occur during the day to keep the property pristine.

A refundable $500 security deposit is required for all reservations. This deposit helps ensure the home is left in good condition and may be used if excessive cleaning is required, if the grill is not cleaned after use, if trash is left inside the home, or if any damage occurs during the stay. We kindly ask all guests to treat the property with care, follow basic cleanliness expectations, and report any issues right away. The deposit is fully refundable as long as the home is left in reasonable condition, with no damage or extra cleaning needed.

*Community pool is seasonal so ask about your dates if they fall outside of normal summer season.
*We do have a pet fee of $250. More than 2 pets must contact us directly.

*The pool is open seasonally (summer only) - be sure to ask about availability if this is important to you.

Absolutely no smoking or vaping of any kind inside the home or garage - do not throw your cigarette butts in the yard or landscaping, please throw them away. We charge a minimum of $500 smoke odor removal fee for smoking or vaping inside the home, and this fee can be up to $1500 depending on what the odor removal company must do to take care of the problem.
