We're excited to introduce SUNRISE VISTA, our 3 BR, 2 BA, 2,285 sq ft, one story home with amazing city view in popular and luxurious Fountain Hills. Home is elegant and comfortable with attention to detail throughout. Backyard oasis has a lagoon style pool with optional heat and a covered patio for dining and relaxing. The pool heating fee is $75.00 per night to heat the pool to 80º F.

Great room features a fireplace and large TV plus an adjacent wet bar for fixing your choice of cocktails. Front covered patio offers a stunning city view and beyond. Large windows add natural light to all corners and enhance home's appealing ambiance.

Kitchen is completely stocked with everything your chef needs to prep and serve delicious home cooked meals. Both Keurig and drip coffee machines are supplied. Dining area seats 6 and has views of the backyard oasis plus doors to access patio and pool. Highchairs are available to rent.

The bedroom floor pan is split to enhance privacy. The primary suite has a king bed, TV, walk-in closet, ceiling fan and en suite bath with modern vanity sinks and a large walk-in shower. Bedrooms 2 and 3 share Bathroom 2 with a tub-shower combo. Hair dryers are stocked. Pack 'N Plays are available to rent if needed.

Laundry room includes appliances and detergent. There is ample parking in the garage and on the driveway. Location is private and quiet.

Fountain Hills is known for its iconic fountain, exciting hiking/biking trails, beautiful scenery and family friendly parks. The Fountain Hills Splash Pad provides hours of wet and wild fun for guests of all ages. History buffs will enjoy the River of Time and Exploration Center situated within the Fountain Hills community. Recently, Fountain Hills was named a Top 20 Stargazing Destination in the USA. Bring your star guides and binoculars to partake in outstanding stargazing.

Fountain Hills borders Scottsdale, a city with combined southwestern and contemporary charm. Shopping choices include quaint and famous Old Town Scottsdale and Fashion Square with 240+ specialty stores and restaurants. A variety of golf courses and trails for hiking or biking are a short commute.

The modern highway transports you to Phoenix, Mesa, Gilbert and Tempe in a matter of minutes. Payson, known as the "heart" of Arizona, and the Mogollon Rim are a one hour drive and well worth your time if you are looking for majestic scenery and four season recreational activities.

~ RESERVATIONS ~
The minimum age to rent is 28 years.

We rent to families; exceptions to this must be approved prior to confirmation of reservation.

The names of all guests staying overnight at the property must be included on the Rental Agreement s guest list.

The number of people must be appropriate for the number of beds. If deemed necessary, Arizona Vacation Home Rentals reserves the right to approve the reservation based on sleeping arrangements.

Written approval is required to exceed the standard occupancy of 6 for this home. Unless Arizona Vacation Home Rentals has granted permission to exceed the standard occupancy number, Guest agrees to limit guests, including infants and children, to standard occupancy of six (6).

Daytime visitors to home may not exceed four (4) people to include adults, infants and children unless prior permission is granted by Arizona Vacation Home Rentals.

Absolutely NO parties, gatherings or events of any size permitted. Home and community are for quiet enjoyment only.

To ensure neighborhood noise levels are respected, the home has NoiseAware, an excessive noise alert system that measures noise levels. It does NOT record sounds or conversations.

For guest security, on the outside of the home is a security camera that faces the street and driveway.

All AZ Vacation Home Rental properties have working smoke and carbon monoxide detectors.

NO pets (including visiting pets) are allowed inside or outside the home. The owners and some guests have severe allergies and the home must remain pet free.

Violation of any house rule may result in termination of the rental contract, eviction and Guest will forfeit all monies paid, including rent, cleaning and deposits.

AZ Vacation Home Rentals reserves the right to require a refundable security deposit.

All TVs are for streaming and not satellite or cable serviced.

The pool heating fee is $75.00 per night to heat the pool to 80 F. There is a 4 night minimum.

Guests who are paying the monthly reservation rate will be charged a daily electricity fee for any days that fall in the months of May through September.
