Welcome to our newly built ADU, designed from the ground up with style and comfort in mind. Enjoy abundant natural light streaming through stunning skylights, or create a cozy retreat with blackout curtains whenever you need.

Located in a safe, family-friendly neighborhood with easy freeway access, you`re just minutes from SDSU, multiple hospitals, transit options, and everything San Diego has to offer—beaches, dining, shopping, and more (all within 5-20 minutes!).

KITCHENETTE
- Equipped with everything you need for quick meals. Large Air-Fryer with 3 levels and individual heating times, hot plate, all utensils, coffee maker, and basic kitchen essentials to get you started

WORK & ENTERTAINMENT AMENITIES
- Blazing-fast Wi-Fi for entertainment and remote productivity.

OUTDOOR BLISS
- Enjoy the spacious backyard, outdoor dining, and fruit trees.

LISTING INTERACTION
- Owners live in the main house and are available anytime.

LISTING ACCESS
- You have access to your private studio, shared driveway, EV charger, backyard, fruit trees, and outdoor dining.

PARKING
- You have access to the driveway. If you have an electric vehicle, you`re welcome to charge up your EV with the EV charger; it`s free for overnight (11 pm - 7 am).

LAUNDRY
- Located in the bathroom. Owners need to use the laundry once a week, but can work it out with your schedule.

TRANSPORTATION
- Public transportation is within a few blocks, but a car is recommended.

SECURITY & SAFETY
- 24/7 monitored security with exterior cameras.
- This property is equipped with a device that monitors the environment inside the property (including noise levels, temperature, and motion) to ensure guests have a pleasant stay and our neighbors are not disturbed.

IMPORTANT THINGS TO NOTE:
- Pet lovers only! The owners in the main house have 3 lovable small dogs, but they are very friendly once they get to know you.
- Filming or production work is allowed with an additional fee; ask us about it.

▪️ Undeclared guests will be charged $65 per person if not disclosed.
▪️ Smoking indoors will incur a $200 charge.
▪️ NO unplugging/tampering/covering any Wi-Fi, outdoor security cams, locks, etc (fees will apply).
▪️ NO unlawful use of our home (illegal activities or substances, etc.)
▪️ USE coasters under all glasses, cups, or mugs to prevent water rings and stains.
▪️ USE trivet mats for hot pots to prevent heat damage to surfaces.
▪️ Garbage disposal: DO NOT put metal, plastic, egg shells, grease, potato peels, bones, coffee grounds, pasta, or celery in the disposal—throw them away. If it stops working, press the small red button under the sink or use an Allen wrench to free it up.
▪️ PET POLICY: We love welcoming well-behaved pets, and there’s a $100 fee per pet per stay for your furry friends. Please keep pets off the beds, comforters, and sofas to avoid extra cleaning or replacement fees if bedding, towels, carpets, or furniture are stained, chewed, or covered in heavy fur. We’ve provided a vacuum, broom, and dustpan for any fur or spills—just be sure to unclog the vacuum if needed. If you bathe your pet in the shower, please collect and dispose of any hair so it doesn’t clog the drain. All pets must be declared, and undeclared pets (including ESAs) will incur a $200 fee per pet.
▪️ EV CHARGING: PEAK HOURS (7 am to 11 pm) will be the Kwt time plus a $30 fee per use.
▪️ For Monthly Guests, we have a Utility Cap of $200; guests will be responsible for any overages.
