Welcome to The Derby Lodge where the whole family is invited! Whether you are having a family vacation, a corporate retreat, or just need to get away, this is the place for you. This beautiful lake house sits on the crystal clear spring-fed waters of Derby Lake. When you step inside, this property has a way of letting you know that vacation has started. Let your stresses in life melt away at this one of a kind property with plenty to do inside and out.

**** A couple of important things to mention. You must be 25 or older to book this property. Parking is limited. There are only 6 parking spots so carpool if you must. You can park your car overnight at the Meijer in Greenville which is about 20 minutes away. There are 4 parking spots outside and 2 in the double stall garage. You can bring your own boat or pontoon as there is a dock but there are not lifts for either. Make sure you have boat fenders/bumpers so that you don't damage the dock or your boat. If you do bring your own boat, contact me before as we do not allow trailers to be stored on the property due to parking/driving constraints. There are a couple of local places nearby where you can rent pontoons as well. You may be asked to sign a rental agreement outside of Vrbo and/or provide an ID.****

**** In late October/ early November of every year, the dock, kayaks, pedal boat, and outdoor games will be put away for the winter season. The patio table and chairs will also be put away. ****

**** No Bachelor / Bachelorette parties or any other parties of any kind. ****

This house has over 150 feet of water frontage on Derby Lake with a private dock. A pedal boat, 4 adult kayaks (2 open and 2 sit in), and 2 open kid kayaks are provided to explore the lake. There is about a 75' section of the lodge's waterfront that is only 1.5 to 2 feet deep making it perfect for kids to play in. It's like having your own private sandbar. Fishing is popular here whether it be in the summer or ice fishing in the winter.

Wake up and enjoy tranquility with a fresh cup of coffee from the combo k cup / coffee maker and sit in the screened-in porch or on the second floor deck. Grill out on the Weber Grill and enjoy the fire pit outside in the spacious yard. When things get competitive grab the corn hole set or spike ball game from the shed. When you need to relax, grab a seat in the hot tub located in its own private room inside the garage.

The Living Room has plenty of seating and a Smart Samsung TV if you need a break or just want to watch a movie. The gas fire place that extends all the way to the second floor ceiling is sure to keep you warm if you need it. The loft overlooks the living room and has a giant bean bag that is near impossible to get out of because it's so comfortable. So grab a book or take a nap, it's a family favorite. The loft is a great place to play card games or board games as there is ample room for everyone and there is a ping pong table in the garage. One of the rooms has a desk so if you are coming to work remotely you will have a space and some peace and quiet to work.

The kitchen is fully equipped with a toaster, crock pot, dutch oven, steel pots and pans or some non stick pans (depending on your preference), glass and plastic drinkware along with adult drinkware, plates and bowls, silverware, food storage containers, coffee maker with a k-cup brewer, a pour over coffee pot, french press, coffee grinder, blender, cookie sheets, hand mixer, griddle, mixing bowls, common seasonings, and much more.

Guests will have whole house access except for owners closet and the single stall garage.

HOUSE RULES:

Check-Out Requirements: Please ensure the check-out list is fully completed before departing on your check-out day. Failure to do so may result in an additional cleaning fee.

Booking Age Requirement: Only guests aged 25 and older may book our property. While Vrbo does not provide this option for hosts, we reserve the right to cancel any bookings made by guests under 25. We may request a valid ID to verify your age if necessary.

No Pets: Pets are not allowed on the property.

Boats and Trailers: If you intend to bring your own boat, pontoon, or other trailerable vessel, please contact us in advance. Due to space constraints, our parking area and single-lane road cannot accommodate trailers, as there is no room to turn around. However, we do offer a nearby lot for trailer parking. Please note that trailers are strictly prohibited on the property and may not be driven on White Birch Drive to Derby Lodge.

Boating Hours: No wake is allowed for boats or personal watercraft (PWC) between 7:30 p.m. and 11 a.m.

Parking Regulations: A maximum of six vehicles is allowed for registered guests—four in the outside parking spots and two in the two-stall garage. Please adhere to parking regulations and show consideration for other vehicles in the neighborhood. Absolutely no parking or driving on the seawall.

No Smoking or Vaping: Smoking, vaping, and juuling are strictly prohibited on the property. If the house smells of smoke or vape, an additional cleaning fee may be applied.

Prohibited Substances: The use of marijuana or any illegal substances is not allowed on the property.

Guest Policy: MAX 19 Guests Only. Only guests listed on the original reservation are permitted on the property unless prior arrangements have been made with the host. Overnight stays of unregistered guests will result in immediate eviction.

No Parties: Parties are not allowed.

Quiet Hours: Quiet hours are from 10 p.m. to 7 a.m. per township ordinance.

Food and Drink: Please refrain from eating or drinking in the bedrooms. Enjoy your meals in the dining room.

Security and Safety: Remember to turn off all lights and electronics, close windows, and lock doors when leaving the house.

Damage Reporting: Report any damages or breakages promptly.

Footwear: Please leave your shoes in the front entry area.

Garbage Disposal: Dispose of all garbage in the appropriate bins.

Check-Out Cleanliness: Wash all dishes and dispose of trash before checking out.

Hot Tub Use: Children under 6 are not allowed in the hot tub. Children aged 6-17 must be accompanied by an adult.

Water Safety: Parents must supervise children under 12 when outside near the water.

Additional Restrictions: No candles, excessive drinking, fireworks, bounce houses, or slip 'n' slides are allowed on the property. Furniture should not be moved.

Camping Restrictions: RVs, tents, and campers are not permitted on the property in accordance with Sidney Township Rental Ordinance.
