THE LOCATION
Vernon Township is in Sussex County New Jersey, USA. It is located about 1 hour from New York City and was established on April 8, 1793. Iron mining was prevalent during the mid-to-late 19th century. Mines such as Canister Mine, Williams Mine, and the Pochuck Mine created industry which spawned local businesses and brought rail travel to the town.
Today Vernon and the immediate area is an outdoor lover’s paradise. Here you will find a landscape consisting of residential and resort communities, farmland, apple orchards, pumpkin patches, bird watching, barns, horse farms and stables, lakes, fishing, and just so much natural beauty. The famous Appalachian Trail (AT) even runs through it! You will be amazed on what you will find only 1 hour outside of New York City.

HOUSE RULES
We want you to feel completely at home during your stay! To ensure that everyone has an amazing experience, here are a few simple guidelines.
✔For your comfort, this is completely smoke-free property. Smoking, vaping and e-cigarettes are not permitted anywhere inside the home. Guests who smoke inside will be charged a minimum of a $200 cleaning and deodorizing fee.
✔Maximum occupancy is 4 guests. Additional guests are not permitted and may result in immediate cancellation without refund. The limit is set for safety, insurance and local regulation compliance
✔Quiet hours are from 10 pm to 8 am. We have a wonderful reputation and great neighbors who help make this a safe and peaceful building. Please keep noise to a minimum during these hours, including outdoor spaces.
✔No parties, events, weddings, or large gatherings are permitted. This includes but is limited to any unregistered guests, birthday parties, bachelor or bachelorette parties, and any event with music or celebrations that might disturb the neighbors
✔While we strive to ensure all amenities are available during your stay, mechanical issues can occasionally occur, and we always do our very best to remedy them as quickly as possible. In the rare and unlikely event that an amenity becomes unavailable, we will provide reasonable compensation as follows, based on the length of the outage and impact on your stay.
✔Pool: 10% refund of the rent only. A covered pool doesn’t mean a closed pool. I am on the HOA board so I will know when it needs to be closed.
✔Refrigerator: 10% refund of the rent only if its down the entire stay based on our analysis. Does not include it being unplugged.
✔Electricity: Electric outages are entirely outside of our control. With that said if the electricity is out for 4 hours or more, we will do a prorated partial refund of the rent only.
✔WIFI: Unfortunately, internet outages are entirely outside of our control, and as such, no refunds will be provided. Internet outages are extremely rare and rarely last more than a few hours. Please report any issues immediately so we can contact the utility provider.
✔No pets are allowed on the property as per the HOA rules and regulations. This includes ES animals. Only a true service dog is allowed inside the condo and this must be announced the day of the booking.
