On the same floor is a den area and art table, that then connects to 2 bedrooms -- we have used for kids (one with 4 twin beds and a modern blue feel) and one with a double bed -- all with ensuite bathrooms.
The second floor hosts three bedrooms in total, creating a well-connected layout for families, while a separate first-floor bedroom provides an ideal space for guests or extended family seeking privacy (also known as a grandparents primary as it feels like a primary bedroom -- large and large ensuite bathroom and walk in closet), and no stairs!
A standout feature is the detached bedroom above the garage, complete with a private entrance, queen bed, and comfortable seating area—perfect for guests, a nanny, or anyone desiring a more independent living space.
Gunite Pool, lots of grass to play in, lounge chairs and outdoor seating, large table (seats 12+) with a awning (great shade), another smaller (4-5 people) seating area on separate deck, 2 person coffee nook in front of house, basketball "court" in parking area.
The recently finished lower level adds exceptional versatility, with a dedicated media and recreation area (ideal for TV or gaming), a ping pong table, and two additional rooms that function beautifully as offices, guest overflow, or flexible-use spaces.
Designed for both relaxation and entertaining, the home offers multiple gathering areas including a spacious living room, cozy den, and inviting outdoor spaces. Summer living is effortless, with easy access to the beach (1 mile -- and a traffic light for crossing Montauk Highway) for biking or running, very quick walk to the bagel store, fish store, and deli and in between many camps of Sag, BH and EH.
