The Space:

Welcome to Designed Dreams, an exceptional 5,600+ sq ft waterfront estate on the exclusive private side of Lake Anna. Recently remodeled and beautifully appointed for family and group stays, the home offers generous gathering spaces, upscale finishes, and a comfortable lakefront setting.



The main level opens with a grand foyer that flows into a vaulted great room featuring floor-to-ceiling windows framing the lake and custom black millwork. The gourmet kitchen is outfitted with Wi-Fi-enabled Sub-Zero and Wolf appliances, double wall ovens with warming drawer, induction cooktop with telescoping vent, 2-inch Italian marble countertops, and an oversized island with seating. A walk-in pantry with motion-activated lighting and a Sub-Zero beverage center with 86-bottle humidor complete the chef's setup. The dining area seats your full group with lake views, and two main-level king bedrooms share a beautifully appointed hall bath with shower.



Upstairs, three luxurious king bedrooms each have ensuite baths. The primary suite is a true retreat: king bed, private covered balcony overlooking the lake, and a spa-like marble bathroom with freestanding soaking tub, dual vanities, walk-in tiled shower, and private water closet.



The finished walk-out lower level is built for play and rest: a spacious family room with custom dry bar and beverage center, a game room with foosball and ping pong, an arcade-style video game machine, a PS5 setup, a sixth king bedroom with Jack-and-Jill bath, and a bunk room sleeping four (two twin-over-full bunks). A spare refrigerator in the garage gives you extra room for cold drinks and overflow groceries.



Step outside to expansive decks and patios, manicured lawn, fire pit, hot tub, screened gazebo with electric, outdoor shower, and your own private sandy beach. At the water, the covered boat dock has tie-up cleats along the left side and a floating jet ski dock available for your watercraft, plus composite decking and 175 feet of shoreline on a deep, no-wake cove. The property also includes a private basketball court sized for regulation pickleball (net, paddles, and balls provided), plus dart board, bocce, cornhole, a beach wagon, and a cooler ready to head down to the water. Take advantage of our 2 adult kayaks, 1 youth kayak, and paddleboard!



Nest smart thermostats, Philips Hue lighting, dual-zone HVAC, whole-house water filtration, and high-speed fiber internet at both the home and boat dock round out the modern luxury. Bluetooth speakers on the back deck keep the music going during outdoor gatherings.



Guest Access:

You have full access to the home, the boat dock with tie-up cleats and floating jet ski dock, the private beach, and the entire property grounds. The Covenant Cove HOA also provides access to the community boat ramp, pier, and picnic area; we will share the gate code and parking pass before your stay. The Neighborhood:

Covenant Cove is a quiet, established waterfront community on the exclusive private side of Lake Anna. With over 3,400 acres of clear blue water perfect for boating, swimming, fishing, and water sports, plus the protection of a no-wake cove right in front of the home, you get the best of both worlds: easy lake access and peaceful, calm water at your dock. The property sits on nearly an acre of landscaped grounds, and the Covenant Cove HOA includes a community boat ramp, pier, and picnic area available for guest use.



This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft.



Getting Around:

Just two hours from Washington, D.C., Designed Dreams is an easy drive from the DC/MD/VA region for weekend or extended escapes. The home features a large paved circular driveway with ample parking. Please park in the driveway only. No parking on grass, street, or shoulder.



Other Things to Note:

If there's something you need and it's not listed, please ask! Our fully equipped home features a chef's kitchen with Sub-Zero and Wolf appliances and everything you need to cook for a large group. Outdoor enthusiasts will enjoy the deck, patio, screened gazebo, private beach, boat dock, basketball court, hot tub, and fire pit. We provide a washer and dryer for extended stays, and whole-house Sonos audio throughout.



**Additional Information:**

- Up to 2 dogs allowed per reservation (dogs must be 75lbs or less). $100 non-refundable pet fee per pet.

- All Guests shall abide by the Good Neighbor Policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- 14 Adults Maximum

- Free Parking for up to 8 Vehicles. (No Parking or Driving on Grass)

- No Events Allowed without specific prior approval

- Boat lift not for guest use

- Indoor fireplace is not for guest use



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 30 years old to book, and those under 30 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

- $40 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

- $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.
